GENERAL COMPANY RESOURCES Harmony Maintenance Facility - Timnath, CO POUDRE FIRE AUTHORITY FIRE STATION EXPANSION AND RENOVATION PROJECTS -FORT COLLINS, CO Cost Estimating Every building consists of thousands of components; all assembled by dozens of workers and tradesmen. Our Estimating Department utilizes Timberline Precision, a state-of-the-art computerized estimating program that is recognized as one of the best estimating software programs in the industry. This software also provides an extensive database that includes cost details for a multitude of construction services, equipment, labor and materials. Each component enables highly accurate cost estimates and simplifies the procurement process. You can rely on our estimates with confidence when making critical planning decisions. Scheduling At Drahota we realize that effective scheduling is the key to a successful project. Scheduling is usually viewed as a planning tool but it is also an important communication tool. For a schedule to be effective, input must be obtained during the planning phase from all members of the team. This planning includes the owner, architects, engineers and subcontractors. When all team members have participated in the schedule development, they are committed to see that it works. Business Philosophies Our basic business philosophy and our ultimate goal in the construction process are to fulfill our client's objective with regard to budget and schedule. We have a saying at Drahota, "If we can't do repeat business with an owner, we shouldn't be doing business". It is well known throughout the construction community that Drahota is one of the most reliable general contractors to work for due to our ethical business practices (no bid shopping or favoritism in subcontractor selection), our prompt and dependable payment policies, and our professional job scheduling, which makes the job easier for the subcontractor. In fact, we have been known to receive favorable pricing from subcontractors for certain projects over other general contractors. Our subcontractors understand their bid price and value are extremely important in being selected to the project team. "Drahota made suggestions to ensure we controlled costs, made practical use of our space and quickly resolved any unforeseen challenges." -Tom Goding and Cody Fullmer, Bank of Colorado Colorado State University Forest Service Facility -Fort Collins, CO POUDRE FIRE AUTHORITY FIRE STATION EXPANSION AND RENOVATION PROJECTS - FORT COLLINS, CO Value Engineering Project constructability, also referred to as value engineering (unlike other cost savings techniques) is unique because it helps to optimize function rather than merely to reduce cost. Drahota's value engineering uses a systematic "team approach" methodology to analyze the functions of items and systems so that the required functions are achieved at the lowest possible life -cycle cost. In addition, value engineering can improve reliability, conserve resources, eliminate operations and maintenance. Fort Collins Traffic Operations Facility -Fort Collins, CO nonessential functions, and simplify Drahota's project team will visit the jobsite in Sterling and compile detailed information about the site to build a thorough value engineering log that will follow with our bid. Constructability We carefully evaluate every detail of the construction documents, from civil engineering drawings to proposed lighting fixtures; ensuring that you obtain the best possible value. Our responsibility involves understanding each component of the design and proactively challenging the team to improve quality while also trying to reduce the cost. This experience promotes a team environment among all parties and develops a sense of enthusiasm towards building smarter and more cost effectively. Quality Control and Closeout Drahota has assembled an energetic, full time staff to serve your needs throughout the entire project. They will ensure that all products and materials are installed per the drawings and specifications and all products are submitted for architectural/engineering approval. Our superintendent is issued only approved shop drawings and material cut sheets to check all products on site before they are installed. Each team member takes pride in their work as it is a continued reflection upon them. To minimize punch list / closeout items, the job superintendent inspects the project daily and the project manager inspects weekly. Inspections include the following: • Compliance with specifications and drawings • Compliance with industry standards • Safety control • Protection of finished products POUDRE FIRE AUTHORITY FIRE STATION EXPANSION AND RENOVATION PROJECTS -FORT COLLINS, CO During each owner, architect and contractor (OAC) meeting, quality is discussed and reviewed during project walk-throughs. All items are noted and carried in the meeting minutes until resolved and corrected. In the final phase of the project, our superintendent and project manager will conduct a project -wide pre -punch list, before the owner and architect perform their own punch list. The items noted are forwarded to the appropriate subcontractor for immediate correction prior to the final punch list with the owner and architect. This expedites the final punch list process and owner occupation of the project. Marketing Services A unique service that Drahota provides for clients is complimentary marketing and advertising. Our marketing department provides assistance with items such as the design of project signage, press releases, advertising, and coordination for ground breaking events. Our clients are important to us and with our client's approval we ensure that their project receives professional marketing services and public recognition. Climate Wise Gold Partnership Drahota became a Climate Wise partner in 2006 and achieved the Gold Partner level for our 2007 participation and data tracking. Drahota's team is committed to incorporating environmental practices into our business by continuing to educate our employees, clients and subcontractors. Our environmental goals for 2007-2008 include: POUDRE FIRE AUTHORITY FIRE STATION EXPANSION AND RENOVATION PROJECTS -FORT COLLINS, CO • Providing recycling at our all of job site trailers and educating new potential clients about the benefits of building a LEED project. • Continue to increase recycling at our office (aluminum, glass, metal, batteries, printer cartridges, paper, cardboard and CDs). • Encouraging our superintendents and field staff to use Resource whenever possible for unused materials from job sites. • Participation in the 2007 and 2008 Sustainable Living Fair. • Offering job site tours for CSU students to educate them about LEER projects. • Drahota truck maintenance program to keep our vehicles running efficiently to save on gas costs. • Encouraging team members participate in Bike to Work week and use alternative transportation/carpool whenever possible. • Continue to reduce junk mail. For the last two years, our receptionist has called companies who send us junk mail and this has reduced our mail waste (we are still working with Climate Wise to figure out how to measure this junk mail reduction). • Supporting community environmental education like the 2008 National Center for Craftsmanship Deconstruction project on Harmony Road and volunteer planting at High Plains Environmental Center in Loveland. Climate Wise is a voluntary, city -run program that is dedicated to helping local business and the environment. Through environmental assessments and creative solutions, the City of Fort Collins Climate Wise Team helps businesses tackle modern-day business challenges that impact bottom lines and the quality of life in Fort Collins. PROJECT EXPERIENCE Davidson-Gebhardt Chevrolet and Subaru - Loveland, CO POUDRE FIRE AUTHORITY FIRE STATION EXPANSION AND RENOVATION PROJECTS - FORT COLLINS, CO Project Experience Problem solving and interpersonal and managerial skills are the focus of Drahota's "hands-on" construction management approach. Our goal is simple; provide efficient business administration and supervision to complete the project in the most expeditious and economical manner consistent with the interest of the owner. We understand that your project is priority #1. With this in mind, our team will carefully listen to your concerns and needs. During construction we will hold daily meetings with your operations and our field superintendent to discuss the day's construction activities and any upcoming special events. Construction Challenges During the construction of a project, there are always challenges that we as a general contractor must face and solve. The following are some examples of projects that Drahota successfully built and a description of some of the project's challenges and Drahota's solutions. Lemay Avenue Health and Rehab - Fort Collins, Colorado We have a saying at Drahota, "you can't build it without building it on paper first". Due to the complexity of the roof drawings for this building, Drahota recognized a need to redraw the roof design to clarify the details. Upon completing the 1/ inch scale drawing and reviewing it with the team, a full size mock-up was constructed on a portion of the building's slab and was then presented to the owner, architect and structural engineer. The construction of the mock-up illustrated the upper roof intersecting with the outside corner profile. This intersection occurs at 17 different locations throughout the roof framing system of the project. Drahota's team wanted to be certain that their interpretation was correct in order to deliver a quality, solid roof that would withstand all weather conditions for years to come. Highmark — Steamboat Springs, Colorado One of the largest challenges we've experienced building the Highmark project is the size of the site. The site has zero lay -down area and limited "Drahota made suggestions to ensure we controlled costs, made practical use of our space and quickly resolved unforeseen challenges." Tom Goding and Cody Fullmer, Bank of Colorado Lemay Avenue Health and Rehah -full size mock- up of roof construction Lemay Avenue Health and Rehab - full size mock- up of roof construction POUDRE FIRE AUTHORITY FIRE STATION EXPANSION AND RENOVATION PROJECTS - FORT COLLINS, CO access so all deliveries have to be scheduled as building materials are needed (i.e. no stored materials). Normally, the entire supply of rebar and cables would be delivered and stored on the site. Suppliers prefer to send all of the ordered materials as soon as possible in order to bill and save warehouse storage space. In this case, every floor of the Highmark project had to be scheduled and planned weeks in advance for each of the materials needed to be shipped over the Rocky Mountains and delivered to Steamboat Springs. All of the vertical formwork for the columns and stair towers were laid out on the north side of the project on a steep hillside in the snow. Plastic was laid over them so that the forms could be found under the piles of snow (which totaled 460 inches for the season) as they were needed for the next pour. Scheduling multiple deliveries for materials and not delaying the project required extensive pre- planning and coordination meetings with each and every subcontractor. The Drahota Highmark team was successful in completing all floors without delays. Most of the mixed -use related jobs listed in this proposal were performed through partnering. The project team that we have selected for the Poudre Fire Authority's upcoming projects has extensive experience with partnering and working on negotiated projects. Like any project that Drahota begins, the success of a project is based on the coordination between the company's CEO, project manager, project coordinator, accountants and field superintendents. Included in this proposal is information on similar projects that we have built as well as information on how we have resolved challenges that have arisen on some of our current projects. Team Building Our internal project team includes the company's CEO, project managers, project coordinators, accountants and field superintendents. Safety should never be compromised and is a part of quality workmanship and the mark of true professionals. The Drahota safety program (Construction Health and Safety Excellence - C.H.A.S.E.) consists of a clear and concise accident prevention policy, outlined safety rules, assignment of accountability, accurate record tracking, and necessary employee training. This assures that we meet or exceed government standards as we work to be a model for the construction industry. Drahota provides an on -staff Safety Director, Todd McCowin, LEED AP, to assist in raising safety awareness by training employees and supervisors to work safely. Your company was exceptional to work with, your team created a marvelous structure.. The finished product exceeded our expectations; nearly every individual who visits our facility complements us on the beautiful working environment. The project manager for the facility, Doug McCarthy, was always available and responsive to any and all questions or concerns that were encountered during the construction phase of our site. I would also like to mention that your on site supervisor, Randy Wick, would respond immediately to all issues which were presented to him. During construction we were allowed to visit the site whenever we liked. Randy was always happy to see us and valued our assessment of the progress for every phase. Your contractors were exceptional; the craftsmanship displayed in the building is outstanding. We were especially pleased with the fine quality of woodwork which can be seen throughout the building. As with any new construction project there were a few tweaks which needed to worked out. Your team resolved each of our issues in a timely fashion, and they never posed a problem to us again. It was a pleasure working with you. Rind Regards Eric L. Bracke, P.F., P.T.O.E Traffic Engineer City of Fort Collins 626 Linden Street a P.O. Jeff' Jensen From: Jerry Brown Upbrown@fcgov.comj To: andy@slmsi.com Subject: Recommendation for Drahota Construction To Whom It May Concern My name is Jerry P. Brown and I am the Manager of the Golf Division for the City of Fort Collins, and I would like to give you a strong recommendation for your consideration of utilizing Drahota Construction to build your clubhouse and tennis center. As you may be aware, the City of Fort Collins built a new clubhouse building at our Collindale Golf Course which we opened in January. Drahota Construction was our general. contractor, and I couldn't be more pleased with their work. Drahota was hired by us through the public bidding process as is required, and we really were very fortunate that they were the low bidder. Prior to this project, I was aware that Drahota Construction had an excellent reputation throughout Northern Colorado for their honesty, professionalism, and quality, but it - wasn't until I worked with them as our general contractor on the Collindale project that I found out that this reputation was 100 percent accurate, and then some. The Collindale project involved demolition of our old clubhouse building, providing new infrastructure, utilities, and construction of our new 15,000 sq. ft-.+ Clubhouse and 1701- space parking lot. Their onsite management team was very competent, courteous, and most importantly I found them well organized. Their paperwork and record keeping was thorough and understandable, and I have a great- respect for their willingness and ability to explain costs and stay within a budget. Post construction and warranty follow-up has also been handled i.na professional and prompt manner. Building a new clubhouse is indeed a daunting process to say the least, but it was much easier with a company of this caliber, and I would not hesitate to recommend Drahota Construction to you for your project. Terry and his company have an excellent reputation throughout the Northern Colorado community for honesty, professionalism, and quality. Drahota Construction served as the General Contractor for the 60,000 sq. ft. Centre Avenue Rehabilitation. The project involved infrastructure and site work to support the ninety (90) bed facility. Forty-five (45) of the beds are designated for individuals that require additional therapy after their release from the hospital; the remaining forty -live (45) beds are reserved for those requiring skilled nursing. Drahota Construction Co.'s 29 years in the business have produced excellent L x relationships with quality subcontractors. The construction supervisors are courteous, iiformative and competent. Their record keeping and invoices are thorough aid understandable, and I have great respect for their I, ( willingness and ability to explain costs and to stay within a budget. There really are no areas where I would be critical of this company. In today's construction environment with the heavy demands on contractors, Drahota Construction appears to have held on to the values of professionalism and customer service. I believe that you will find the daunting process of building a medical center vrI I< c much easier with a company of this caliber. \veL: atcn.rulmubinchr:Jt6.nun Wendy DuBord City of Steamboat Springs Post Office box 775088 137 10"' Street Steamboat Springs, Colorado 80477 Rc: Leper of Reference for Drahota Construction (City Ball) Dear Ms. DuBord, I have had the privilege of working with Drahota construction for the past two years during the remodel of our office building.
