Concessionaire should structure proposal in the same numerical order that the mandatory
conditions and review criteria are listed.

Re: Downtown Concessions
I am writing to express my interest in operating a hot dog concession cart at Site
# 1 in downtown Fort Collins. I have an on -going good relationship with the City of Fort
Collins, the DBA and Old Town Square Properties during the past 3 years that I will
discuss throughout this proposal.
Conejo Azul had held the daytime Site #2 in front of Beau Jo's restaurant for 3
years along with a night time vending spot in front of the fountain in Old Town Square
for 3+ years. Also, Conejo Azul has been one of the vendors the last 3 years at the Brew
Fest, New West Fest ,Old Town Car Show and Fourth of July festivals.
Since the "summer season" of baseball tournaments, festivals, and outdoor special
events has just passed, Conejo Azul is still current with all licenses and local and state tax
documentation.

COMPATIBILITY
1. Land use — Concessionaires have been a common site at Site #2 for many
years in Old Town Fort Collins. Familiarity is the sight of an umbrella with
the aroma of hot dogs and brats on this corner and Conejo Azul will, as it has
in the past, continue this great tradition for many to use and enjoy.
2. Transportation — Foot traffic is essential to all business in Old Town Square
and what better way to spend an evening out but to be caught up in the
atmosphere by strolling in and out of shops and stopping to enjoy a freshly
made hot dog and people watch.
3. Design — As mentioned, a hot dog stand affixed with umbrella adds allure to
the already quaint setting of Old Town Square. Enclosed in the proposal are
pictures of Conejo Azul's hot dog cart. Custom made in 2002 (Title enclosed)
a classic design blends tactfully and tastefully into the ambiance.
4. Security — Being in the same environment for the past 3 years we have built
tradition and relations with customers, employees, and law enforcement
Although situations late at night can get rowdy we have never had any
security issues and in case something might occur we always have a cell
phone and we are almost always in contact with bouncers of clubs and the
police.
5. Parking — Conejo Azul has one vehicle that transports all the necessary
equipment for operation. That one vehicle will be parked at a safe distance or
at least in the parking structure.
6. Maintenance — Regular maintenance of the hot dog cart ensures safety of our
patrons and safe handling of food per the Larimer County Health Code
handbook. Conejo Azul will provide an on -site garbage can and knowing
what city workers deal with in the early morning hours we always inspect our
site for trash and debris.
7. Economic Development — The bottom line is always the most essential when
discussing business. Conejo Azul is currently embarking on its 4`h year in
business and starting and spending its last 3 year in cooperation with the City
of Fort Collins has benefited both equally. Revenue in the downtown area has
grown with new businesses monthly and the presence of concessionaires has
added to this growth. Conejo Azul has and will continue to provide an
integral part of food service in Old Town complimenting shops and bars
together.
8. Conducive to aesthetics of the area — The design of our cart can flow in the
aesthetics of the downtown area mainly because of its low profile
construction. The cart measures 7 x 3 ft and blends easily into any situation.
9. Conductive to ambiance of the area — It has come to my attention that a
concessionaire has been absent from this spot for some time now and having
rented this spot for daytime in the past Conejo Azul will absolutely enhance
the gateway to Old Town immediately.
10. Uniqueness of Product — Old Town Square needs the highest quality hot dog
and bratwurst stand back on its old corner. Sabrett brand hot dogs are shipped

in from New Jersey and are nicknamed "the N.Y. strip of hot dogs" they are
that good. Fresh buns made to order by Alberson's bakery compliment what
has been called the best hot dog west of the Mississippi.
11. Conejo Azul has been a mainstay in Old Town Square and around the city.
We have pleased customer for years and have carried a tradition that was held
at Site #2 for around 20 years with the cart Caroline used to run there.
Making friends and serving good food has an appealing ring to it and we
would like to continue with that tradition for many years_

5. Quality of equipment- On a separate sheet respond to the standard. Yourwritten analysis
and any other supporting information should be attached to your proposal and should be
