Situation Analysis:
The site did not have enough room for an on -site storm water detention pond.
Delta Response:
Delta worked with the civil engineer, Tait & Associates, to devise the most cost
effective solution to detain water on site. After evaluating three concepts, the best
solution was to oversize the pipes and detain water in the pipes underneath the
parking lot.

♦ 176-bed halfway house located on the Larimer County Detention Center Campus
♦ Security system with a central monitoring station to control ingress/egress and
provide video monitoring of all client areas
• Emergency power back-up for facility use during extended power outages
• Kitchen with the capacity to serve 176 clients three times per day
Project Delivery: Competitive Design -Build based on fixed budget established prior to
RFP solicitation. Delta was successful against eight other Design -Build
teams.
Situation Analysis:
• Larimer County needed to add 96 beds to relieve pressure on the jail
Delta Response:
♦ Guaranteed the price and schedule at the schematic design phase
♦ Started construction on a fast -track schedule prior to completion of all the
construction documents
♦ Finished construction of the building 15 days early and on budget

design, construction and owner fit -up in seven and a half months
♦ Completed the project on time and on budget allowing WyoTech to hold classes in
their new facility by January 2003

shoring, removal, dewatering, overhead, profit, insurance, etc., to cover

THE CONDITION of this obligation is such that whereas the Principal has submitted to the City of Fort Collins, Colorado the
(accompanying bid and hereby made a part hereof to enter into a Contract Agreement for the construction of City of Fort Collins Project,
Deicing Facility; Bid No. 5909.
WHEREAS, the Owner, as a condition for receiving said bid, requires the Principal to deposit with the Owner a Bid Guaranty equal to
jfive percent (5% ) of the amount of said bid.

NOW, THEREFORE,
(a) If said bid shall be rejected; or in the alternate,
(b) If said bid shall be accepted and the Principal shall execute and deliver a Contract Agreement (properly completed in
accordance with said bid) and shall furnish a Performance and Payment Bond upon the forms prescribed by the Owner
for the faithful performance of said Agreement; and shall in all other respects perform the agreement created by the
acceptance of said bid;

then this obligation shall be void, otherwise the same shall remain in force and effect; it being expressly understood and agreed that the liability
tof the Surety for any and all claims hereunder shall, in no event, exceed the penal amount of this obligation as herein stated.

The Surety, for value received, hereby stipulates and agrees that the obligations of said Surety and its bond shall be in no way impaired
! or affected by any extension of the time within which the Owner may accept such bid; and said Surety does hereby waive notice of any such
extension.
