Please review the following information about my company along with the attached proposal. Renae Gettel Renae has been the office manager since July 1998. She does an exceptional job of report preparation and is a major reason why our reports have a high quality appearance. Renae does most of the area data research and Writing. Erin Brown Erin has worked for us since February, 2003. She is a Registered Appraiser. She does all of the mapping for our reports. She does a considerable amount of sales research including initial sales searches, sales'mapping and partial preparation of sale write-ups. Erin is beginning to co-sign on selected assignments. Kevin McCarty I am the principal appraiser and would be the only person signing reports for Fort Collins assignments. However, when we do reach a point where Erin and Renae (who is also working towards certification) become Certified General Appraisers, I would like to see about having them included on the approved list. I have been an appraiser for 18 years. My background is very diversified, including the early part of my careerwiththe State of Kansas and a stint as the Sherman County, Kansas Assessor. In 1993, I began working for Robert Mitchell, MAI in Greeley. This .gave me valuable experience in appraising commercial properties, land and water rights. Bob was particularly well known for partial acquisition work and I co -signed many partial acquisition reports with him. The most notable assignment was over 40 appraisals for Northern Colorado_ Water Conservancy District's water transmission lines to Broomfield and Fort Lupton/Hudson. - After purchasing Bob Mitchell's business; I have successfully carved out my niche as a land and "water valuation specialist. As a result, I have basically stopped taking commercial appraisals for the past six years. This has allowed me to focus on appraising transitional farmland, water rights, gravel reserves, ranch properties, partial acquisitions, conservation easements and any other land or water related assignment that fits within this niche I've created. At least 80% of my work is along the Northern Colorado Front Range, although I have completed -assignments in other portions of Colorado as well as Wyoming and New Mexico. Sincerely, Kevin T. Conservation easement analysis multiplies the base fee by 1.5 to 2.0x. Court preparation time is billed at a rate of $125 per hour. Deposition and court testimony is billed at a rate" of $250 per hour. Delivery of reports are typically on or before 120 days after notice to proceed. McCarty Land & Water keeps an accurate schedule, and although proposal times are often relatively long, we have an exceptional track record for delivering reports on time. In fact, I typically like to schedule assignments with a two week cushion and we probably have an average delivery about two weeks in advance, of our deadlines. We can occasionally provide a quick turnaround if we have an opening or have recently completed an appraisal of a similar property. On the other hand, there are situations where our schedule exceeds 120 days. In fact, if we were to be considered for any project,greater than 10 or so parcels, delivery time would likely exceed, 120 days. Sincerely, Kevin T.
