Cleaning Process Description
City of Fort Collins — Carpet Maintenance — Bid # 5808
Spotting — IICRC guidelines will be strictly adhered to for spots of unknown or unclear origin to
ensure that they do not become stains (e.g. start with a volatile solvent as a spotting agent, then
move to a non-volatile solvent followed by a neutral spotter etc.)
Specialty spotters — All spotter products will be from CT Pro's Choice chemical line
Red spots — Red Relief
Protein — Stain Magic
Rust — Rust Away
Gum — Power Gel
Coffee — UPT
General spotting will be treated with Crystal Carpet from EnvirOx
Procedure: 1 — Scrape dry material off spot
2 — Spray RTU Crystal Carpet (or appropriate spotter) on spot
3 — Agitate spot working from outer edges towards center using bone spatula or
carpet brush
4 — Press resulting solution into clean towel with hand or foot (or extract if
appropriate)
6 — Spray Crystal Carpet (or UPT for coffee) over spot
7 — Agitate with carpet roamer brush
Carpet Cleaning — Two processes are being proposed in accordance with instructions in Bid #
5808
Mist and Scrub — Crystal Dry will be the cleaning agent used for the mist and scrub method after
proper spotting efforts have been finished in the designated area
- PPE unnecessary as Health, Flammability and Reactivity ratings are all one or zero
- Utilizes ammonia and alcohol as cleaning agents
- Recovers latent soils and residues through crystallizing polymer that is vacuumed away
Procedure: 1 — Designated area is vacuumed thoroughly and high traffic areas are pile -lifted
2 — Area is pre -spotted for spots that may not be removed by mist and scrub
process
3 — Approximately 400 to 500 square feet are pre -sprayed with RTU Crystal Dry
4 — The pre -sprayed area is thoroughly agitated with GLS 20
5 — Repeat steps 1 — 4 in 400 to 500 square foot units until designated area
reaches desired appearance level and allow to dry
Hot water extraction — All hot water extraction work will be performed with Steamway's 2100
Legacy TMU and Pro's Choice pre -sprays and emulsifiers
Pre -sprays —
Crystal Carpet (EnviOx) — Used in lightly (normal) soiled areas
Extreme Clean - Used in heavily soiled areas
Energy — Booster to be used with Extreme Clean in extreme soiling situations
Emulsifiers -
Last Step — Emulsifier with a slightly lower pH to remove cleaning agents from carpet and to
reduce wicking and reoccurring spots
Procedure: 1 — Designated areas will be thoroughly vacuumed and pile lifted
2 — Area will be pre -spotted for spots that may not be removed by hot-water
extraction procedures
3 — Approximately 500 sq. ft. is pre -sprayed (with appropriate pre -spray) and
either raked or pile lifted to minimize surface tension
4 — Area is then extracted with carpet wand using a two `vet" pass pattern
followed by a dry stroke
5 — Depending on soil load the area may be post treated with a Crystal Carpet or
Crystal Dry spray that is raked in to recover latent soils through encapsulation /
crystallization technology
6 — Repeat steps 3 — 5 until designated area is completed
"Carpet fans will be started and moved every half and hour to the area currently being cleaned
to minimize dry time
