bisected by a large drainage channelldetention facility The project included sustainable
design considerations and LEER Certification The site improvements included the
school building, associated parking, a pedestrian bridge and special onsite features such
as an amphitheatre built into the drainage channel
Wray School Additions - Wray, Colorado
Project Manager for multiple building additions located on the Wray School District site
The project entailed site civil design services for building additions to the Multi -Purpose
Room, Ag Building and High School The site improvements included utility, grading
and drainage designs associated with the building additions and the relocation of existing
playground equipment
Estes Park School Campus — Estes Park, Colorado
Project Manager for various building additions to the Estes Park School Campus The
project included separate additions to the Elementary, Intermediate, Aquatic Center and
High School buildings as well as various parking, and site improvements to the Stadium
and Campus Existing utilities were relocated around the additions and a new storm
drainage system was developed
Gateway Plaza - Greeley, Colorado
Project Manager for a 3-acre commercial subdivision in the City of Greeley The project
is comprised of a three lot subdivision including a carwash, liquor store and future pad
site Special design considerations include offsite utility extensions, significant grading
and retaining wall usage and incorporation of the onsite Greeley -Loveland Irrigation
Company overflow structure into the site layout
Downtown Enhancement Project - Fort Collins, Colorado
Project Manager providing engineering support to the City of Fort Collins for the design
of numerous intersection improvements in downtown Fort Collins The project included
upgrades to Mountain Ave, Mountain & Mason Intersection, left turn lane extension on
College Ave, addition of enhanced crosswalks at four major intersections on College
Ave, storm drainage improvements and adherence to new ADA Accessibility
Guidelines The project included State funding and coordination with officials with the
Colorado Department of Transportation
Foothills Community - Boulder, Colorado
Project Manager for this 12-acre affordable housing project in northwest Boulder,
developed by the Boulder Housing Authority Preliminary and Final design for
infrastructure of multifamily, townhouse and duplex units with a community building,
trails and open space Development constraints included the mapping and relocation of
an existing flood plain and incorporation of an existing open irrigation system through

Cost Control Methods The following describes our philosophy and approach to project cost control
Set expectations during the programming phase The program provides
accurate detail about the quantities and types of space It also captures
the overall quality of construction that the city and fire authority expects
The time and effort spent on developing a realistic budget will pay
dividends as the project moves forward info design
We will work from a milestone design schedule At the first milestone,
our design team can develop a very useful tool — a cost model This
tool is nothing more than a baseline estimate broken down by building
systems It is then used as a measuring stick for subsequent design
decisions and estimates With this powerlul tool, out design team can
prioritize design decisions
Decisions will be acknowledged through meeting minutes, space
planning sheets and schematic design drawings and form the
foundation for subsequent construction document eflorts
Value engineering, if needed, will be based on items that minimally
affect the scope, aesthetics, or function of the facility

conceptual systems for the building, findings for the site including survey,

building and the above drawings and cost estimate

Fee Proposal
Fees would be based upon the following ranges
Basic A/E Services
Fees for basic architectural, structural, mechanical and electrical services would range from
5 5 - 6 5% for reuse of the prototypical station in the same configuration as Station #12 with
minor changes and re -siting the design (not including civil, planning and landscaping
services)
to
6 5- 7 5% for design of a new station type (not including civil, planning and landscaping
services)
Note Civil, planning and landscaping services can range from 15 to 2 percent of the
construction cost depending on the complexity of the site and the extent of the planning
review process required
8-11% for remodel work depending on the project size and the extent of mechanical and
plumbing revisions
Reimbursable Expenses
Anticipated reimbursable expenses would be 5 — 10% of design fees Fees would be towards the
lower end of the range if the city were responsible for printing costs for bid sets
It is assumed that security, surveying and geotechnical services would be contracted separately by
the City but, if necessary, could be provided as consultants of Belford Watkins

Capabilities of Firm Belford Watkins Group is a full -service architectural firm that brings
to your protect a wealth of experience and a team of professionals
who are committed to excellence in design solutions and superior
quality of service The professionals at Belford Watkins Group have
successfully completed over 130 projects locally and nationally As
former partners in large firms with offices in multiple states, we have
intentionally organized a smaller practice and limited the number of
