and Vetei wary Chnic at 5412 E County Rd 32E Fort Collins The business has been in operation since 1989 and has grown each year Currently dunng the breeding season 15 people are employed Investment in facilities has been substantial and there is every reason to believe the operation will continue for the next 20 years at the present location I he business involves standing racing Quarter Horse stallions to service client mares that are brought to the farm tot breeding as well as shipping cooled semen from these stallions to client mares located at other clinics across the country providing 24 hour foaling out services for approximately 60 mares each season and providing equine reproductive services for client mares, and surgically unplanting embryos that are flown in from all over the country and Canada into recipient mares I he embryo transfer part of the business tequires mamtauung a held of recipient mares We will start the 1999 season with 150 recipients and will need to acquire nearly that many additional mares as the breeding season progresses Royal Vista s interest in the Jacoby farm is to give additional space lot managing some of the recipient mares Recipients that are being prepared for transfers need to be kept under lights to facilitate the onset of their teproductive cycle and beginning February I they are palpated daily with ultrasound to synchronize the recipient mare's reproductive cycle with the donor mare's cycle As mares are purchased over and above those needed for recipients in the near term, they would be pastured at Jacoby if our proposal is accepted After foals arc weaned from the recipient mates, clients sell them back to Royal Vista for use in another transfer Fhese buy-back mares begin to an ive in the late summer and fall Mrs is when the greatest demand for pasture begins and when we would have the most mares at Jacoby until about November 15 when It would again be necessary to put mares under lights Thank you for your consideiation of our proposal Sr�erely, Vaughn C ok PROPOSAL TO LEASE JACOBY FARM PROPOSAL NO P-662 I SCOPE OF THE PROPOSAL Royal Vista Equine , the Lessee, will plant alfalfa -grass in fields A and B Ken Knievel has submitted the attached bid for planting Fields A and B Once established, hay will be harvested followed by horse grazing Rotational grazing will be utilized so as not to damage the stand of alfalfa -grass Being able to graze the rivet bottom is an important element in this management plan Grazing off the annual growth in the bottom will be helpful in establishing a healthy plant life and hence improve the environment for wildlife If desired by the Lessor, the Lessee will maintain signs to avoid trespass into the area Staff will moniter the mares at Jacoby on a daily basis Employees fi equently drive to Windsor for lunch, banking and postal errands and will provide close over site of the horses Overgrazing will be avoided Existing fences will enable the Lessee to manage the horses in the most beneficial way to protect the resource The Lessee will irrigate the fields and add fertilized annually (as recommended by Simplot) to ensure an optimal crop The permanent stand of alfalfa -grass will reduce sod erosion which may occur with row crop production Wind erosion will be reduced with the year round cover These fields adjacent to the Poudre River will add visually to the greenbelt areas of the community The Lessee's has a seasonal need for pasture of recipient mares The heaviest need is when recipient mares are returned to Royal Vista after having weaned foals at the clients' farms during the late summer These mares would be pastured until it is necessary to return them to the farm site where they are put under lights to ready them for the breeding season 2 CAPABILITY AND EXPERIENCE Royal Vista Equine Inc has 80 acres at the County Rd 32E site within approximately one-half mile of Jacoby During the breeding season some 15 workers are employed The farm is well equipped with tractors and other implements The farm manager is experienced with ditch irrigation About 55 acres is used for irrigated alfalfa -grass hay which is harvested for hay and then pastured We have built relationships with custom hay cutters and harvesters and would plan to use the same individuals to do the Jacoby fields 3 AVAILABILITY Close proximity between the Jacoby Farm and Royal Vista's farm gives us a unique opportunity to use this land in an effective manner which would be mutually beneficial to both parties 4 DURATION OF THE LEASE A five year lease would be necessary to recapture the costs of establishing alfalfa -grass in the Fields A and B Lessee would accept a more broadly written section 2 3 to allow the Lessor to terminate the Lease The Lessee would expect i easonable pro rata reimbursement of field planting costs should an early termination be necessary 5 ANNUAL PAYMENT ROYAL VISTA will pay $6000 per year 6 REFERENCES Tom Prenger, President,
