RE: Kruse Irrigation Pump House
Dear Jason,
We are pleased to submit this revised proposal for professional services for the new Pump House at
Kruse Elementary School. This proposal outlines the assumptions, scope, timing and cost for such
services.
I. ASSUMPTIONS:
A The Building
1. Use — Pomp house for a packaged pump system.
2. Floor area - 326 SF.
3. Construction —CMU walls, wood frame roof, concrete slab.
4. The building will require a hatch in the roof to facilitate the removal and replacement
of the vertical shaft pumps.
5. We assume that all irrigation systems, the pump and wet well will be designed by
others, and that drawings showing the locations and details of all equipment will be
available to us. We are to design a structure around these systems.
B. The Site
We assume that you will provide any required site drawing to locate the building on the site, the
design of any sidewalks and other exterior flatwork adjacent to the buildings and bringing the
required utilities to the building.

We propose that the consultants on this project will be as follows:
Architect The Architects' Studio, Inc. (TAS)
Structural Engineer Weeks Engineering
Electrical/Meth anical Gust Engineering
Planning, Geotechnical Engineering, Mechanical Engineering, Civil Engineering, Landscape
Architecture, and Irrigation design services are not included in this Scope of Work and are to be
provided by others. The Owner will provide all normal and pertinent base information such as;
legal description, soils testing, site survey, including - topography, utilities, easements,
improvements etc.
D. Documents
We are assuning that the project will be open to bid by general contractors and that we are to
provide a complete set of Construction Documents suitable for competitive bidding. This will
include the following:
1. Architectural drawing s that include structural elements.
2. Electrical drawings.
3. Specification s for Architectural items. We are assuming that we will provide
sections that you will incorporate into a project manual with your standard front end
sections and any other required sections for site work, and the irrigation system.
Electrical specifications will be rates on the drawings.
BASIC SERVICES:
A Construction Documents
During the Construction Document Phase TAS will prepare working drawings and
specifications setting forth in detail the requirements for the constr uction of the building. We will
coordinate with other consultants working on the project. The electrical specifications will be
prepared as 1 sheet of the electrical drawings.
B. Bidding Phase
During this phase TAS will answer questions and prepare adden cia items related to our work.
C. Construction Phase
We will provide basic Construction Phase services.
1. Answer RFIs
2. Review submittals. All electrical submittals shall all be submitted as one
submittal.
3. Prepare items for change orders
4. 1 site visit and field report at "Substantial Completion"

TAS is prepared to start working on the Design phase of the project and will work with J&T
Consulting and the client to complete all other phases of the project in a timely manner.
IV. FEES
We propose to provide Architectural services through the Construction phase for the following
"fixed fee plus expenses":

$ 6,745 +exp.
Reimbursable expenses including printing, postage, long distance telephone, travel, etc. will be
billed at 1.1 times direct expense. We estimate $162 for expenses. This estimate of
reimbursable expenses includes only printing for coordination; it does net include printing of
"Bid Documents" or sets for Construction.
I have attached our fee work sheet for your reference.
