As you know, this land is presently zoned R-P. It is requested that this proposal be placed on the agenda for con- sideration at the May meeting of the Planning Board. Legal Description of Proposed Development: A tract of land situate in the northeast one -quarter (NE 1/4) of Sec- tion 30, Township 7 North, Range 68 West of the 6th P.M., Fort Collins, Colorado, which considering the. North line of said NE 1/4 as bearing N 89° 51' 30" E and with all bearincs contained herein relative thereto, is contained within the boundary lines which begin at a point which bears N 890 51' 30" E 1458.10 feet, and again S 00° 25' 15" W 1349.00. feet, and again N 890 34' 45" W 80.00 feet, and again S 00' 25' 15" W 49.29 feet from.the North 1/4 corner of said Section 30 and run thence S 000 25' 15" W 626.00 feet along the.Westerly right-of-way line of Parklake Drive to the Northeast corner of Tract."A" of Lake Sherwood Subdivision, Third Filing; thence N 890 51' 55" W 614.85 feet along the North line of said Lake Sherwood Subdivision, Third Filing; thence N 350 30' E 122.00 feet; thence N 240 27' E 237.00 feet; thence N 31° 21' E 126.60 feet; thence N 420 44' E 233.30 feet; thence N 091 55' E 43.00 feet; thence S 860 46' E 219.27 feet to the point of beginning, containing 6.2068 acres, more or less. 2. Planning Objectives: Lake Sherwood East will provide modestly -priced dwelling units with pleasant surroundings- It is likely to attract people who might not want, or be able to afford, a home in a conventional subdivision. One of the major advantages of this planned unit development will be the opportunity for more people, and people with lower incomes, to live in the rare and.desirable environment of a lake edge. The layout of the buildings is designed to maximize views and orientation for sun and shade, buttheopen space that results is not merely "left over land." The approach was to create a series of .intimate spaces near. the buildings to enhance opportunities for outdoor living. At the larger scale the open space area has been organized into a meaningful central portion which is for active recreation and which flows out into an. elongated portion along the shore line and northern boundary. Con- figurations of this nature would be difficult, if not impossible, to achieve in a conventional subdivision approach. Plant materials will be used to compliment the above concepts and in-- elude: partial screening along Parklake Drive; shades.and privacy planting near patios; street trees; and some grouped planting for seasonal effect.. Pedestrian and vehicular circulation are simple, direct,_ and present no conflict. 3. Development Schedule: It is planned tf:at construction will commence immediately after final approval of the plan by the City. Depending on the market, it is anti- cipated that the development will be completed in approximately one (1) to two (2) years after work is initiated. 4. Proposed Ownership: The units will all be condominium. Title to all of the common open space and common amenities will be vested in a Homeowners' Association. Each. condominium owner will be required to be a member of the Homeowners' Association. 5. Site Data: A. Tt is proposed that the development contain eleven (11) four -plea structures for a total of 44 dwelling units. Of these units, 22 will contain two bedrooms each, and 22 will contain three bedrooms each. Each unit, in addition to the bedrooms, will contain a liv- ing room, kitchen, Arid bath. B. The total tract area contains 6.2.068 acres.. C. Building and Paved areas are as follows: 1) Dwelling units 19050 S.F. C21 Walks 1356.0 S.F. 3) Access street, parking, and driveways 43300 S.F. 4) _Tennis courts 14400 S.F.. Total Paved Area 90310 S.F. D. Since the access drive is not dedicated, but is private, the gross and net densities are the same; 44 - 6.2068 or 7.09 dwelling units. per acre. E. The total area -of open space is 2.8 acres. F. Included in the 2.8 acres of open space is 1.1 acres which is suit- able for active recreation. 6. Physiographic-Data: The physiographic data relative to the site is included in Appendix. Mr, Gary Haxton Gentlemen: Re: Lake Sherwood East f Fort Collins, Colorado Project No. 2621 We are pleased to submit our, report of a site inspection for the above -referenced project. The purpose of the investigation was I to determine the suitability of the site for construction. The field investigation carried out on April 15, 1977, consisted of a visual inspection of the site by an Engineering Geologist from Empire Laboratories, Inc. One test boring was drilled in the ! northeast corner. .of the site to determine groundwater conditions in the lowest portion of the property. The proposed area is located east of Sherwood Reservoir and south of the Lake Sherwood Subdivision.. More particularly, the site is.described as a tract of land situate in the northeast i 1/4 of Section 30, Township 6 North Ranhe.68 West of the 6th P.M., Larimer County, Colorado. The site is located on a low ridge or knoll east of Sherwood Reservoir. The area slopes from a high point in the south central portion of the site to both the west and northeast and has good, positive drainage in these directions. The property consistso_f an open vacant area vege- tated with.weeds: Park Lake Drive is located along the east edge of the site. It is our understanding that eleven 4-plex apartment units, utilizing conventional basement construction, are proposed for the site. The geologic conditions at the site are such that no geologic hazards are anticipated in the area. No free groundwater was encountered in the test boring drilled on the low portion of the site. Water levels in the area will. fluctuate due to seasonal variations, irrigation demands on and adjacent to the site, and changes in the level of Sherwood Reservoir. ' It is recommended that test borings be.made at the site prior to construction to determine the soil and groundwater conditions in . the area.. Samples obtained from these test borings should be subjected to testing and inspection in the laboratory to pro- vide a sound basis for determining the physical properties and } bearing capacities of the soils encountered.
