HomeMy WebLinkAboutJOHNSON PROPERTY - Filed GC-GENERAL CORRESPONDENCE -MEMORANDUM 00 CO LO 0 o TO: Melinda Bartlett, James Company LOSusan Wade, DTJ O 0 6 to cD FROM: Matt Delich I?J J O rn0 DATE: May 2, 2001 o LL SUBJECT: Johnson Farm Property Transportation Impact Study - Preliminary analysis (File: 0140ME01) w O J At your request, I have conducted preliminary analyses in ordera o to. determine the classification of selected streets within the N Johnson Farm Property located in the northeast quadrant of the cc CO co Drake/Timber-line intersection in Fort Collins.. This exercise involved assigning the daily traffic that would be generated from the o various parcels within the Johnson Farm Property to the various access points on the perimeter of the property (Timberline Road and Drake Road). Also considered in this analysis is the traffic thatJwowouldusetheconnectiontotheProspectEastBusinessPark, which N p is located to the northeast of the Johnson Farm Property. CM C4 Figure 1 shows a schematic of the Johnson Farm Property indicating the primary accesses to the arterial streets and the collector streets within the Johnson Farm Property. The accesses are given letter designations. The control and allowed movements at each access are: A - stop sign with right-in/right-out movements; B - stop sign with right-in/right-out movements; C - signal with full movements; D - stop sign with right-in/right-out/left-in movements; E - stop sign With right-in/right-out movements; F - stop sign with right-in/right-out movements; G - stop sign with full movements; and H - stop sign with full movements. Figure 2 shows the daily traffic assignment on selected J segments of the streets within the Johnson Farm Property. It is expected that the street that enters the property at access C will z be classified as a major collector street. The traffic volumes will likely decrease to a minor collector range about 500 feet east ofWFE z Timberline Road. However, be aware that the City will probably not y want to .change the classification of a street at intermediate z locations just because the volumes change. The other accesses alongU Timberline Road will be local streets. The street at access F; on o Drake Road, will be classified as a local street. The street at access G will have connector level volumes. The street that enters Q the property at access H will be classified as a minor collector a street. The traffic volumes on this street will decrease to a z connector street range at either the first or second access to Parcel a F. As with my comment regarding the street at access C, the City H will probably not want to change the classification of the street at La intermediate locations. i V LL Please review this information. I believe it will allow you to go forward with. site planning as it pertains to street Q classifications and cross sections.
