EXHIBIT 1
Questions and Answers
1. Can a core cut with photo documentation of the existing roof be taken and the results
shared with the bid list? Core cut to determine thickness of existing roof, if there is only one
roof in place, type and thickness of existing roof insulation.
A: Please see Exhibit 2 attached.
2. Please clarify what new insulation package you would like to have installed with the new
roof system so all bidders are bidding apples to apples. (Recommendation: install one
layer of 1” iso insulation set-in low-rise foam adhesive and then install one layer of ½”
densdeck prime as a cover board also set in low rise foam adhesive, and then install
new fully adhered 60 mil Tan TPO roofing system to be installed up and over parapet
walls.) recommend this as the 2 layers of insulation will help in smoothing out, what I
anticipate will be an uneven concrete deck, based on the appearance of the bottom of the
deck.
A: Yes, this should be the roof profile for bidding purposes.
3. Can it be included that a premanufactured metal fascia, such as MetalEra One Edge
Fascia, or similar, be installed at perimeter in lieu of parapet cap is acceptable? This can
also covered by the roof warranty.
A: Yes, this matches the existing condition and should be used as the basis of the Bid.
4. Will the bid date be extended pending the core cuts and results, which can be done at the
end of the week or beginning of next week”?
A: Yes the BID opening will be extended to Wednesday, May 29th at 3:00 PM MT.
5. City of Fort Collins Energy code requires R30 insulation above deck. Will the City waive this
requirement for their own building , being that it is just used for storage?
A: Yes, the R-30 insulation will be waived since the building is not heated.
6. Will the required permit be at no charge or should we factor in the cost?
A: Permitting to be included with Contractor’s BID.
