Response: We do not require air conditioning; However, ventilation and heating to keep the building above freezing temperatures should be included. 2- Do you require automatic door opener for ADA applications, or will manual doors be acceptable? Response: Manual door closers are acceptable; Doors shall meet ADA and ANSI A117.1 requirements for maximum opening force. 3- Do you require exterior surveillance cameras? Response: No, surveillance cameras are not required. 4- Do you require an automated cleaning system? Response: No, we do not want an automated cleaning system. Parks maintenance staff will use a hose to spray down / clean the interior of the restrooms. 5- Any there any other special requirements that are not called out in the RFP? Response: • Please note the City of Fort Collins currently requires compliance with the ADA and 2017 ANSI A117.1. Whenever ADA is noted, the most stringent requirements between the two codes shall apply. For example, the 2017 ANSI increased the minimum turning space required for wheelchairs in new buildings. The City is also planning to adopt newer versions of the International family of Codes sometime in 2025. • An ADA and ANSI A117.1 compliant hand dryer should be provided inside both of the restrooms. • Both water and electrical services will be provided for the restroom structure. • Please identify the vault capacity in your proposal; we prefer a capacity of 1300 gallons or greater. • We prefer a single vault that is below grade and easily accessible for pumping. • 150 amp panel and service to be provided by the city. • We prefer CMU block walls with concrete walls on the interior of the facility. • Exterior façade to allow for finishes to match the custom picnic shelter materials / style. • We anticipated the restroom facility footprint to be less than or equal to 300 sf in size. 6- Will you require the Restroom Provider to build and prepare the foundation? Addendum # 1 RFP 9999 Prefabricated Vault Restroom with Utilities for Schoolside Park Page 3 of 3 Response: We prefer the restroom provider to build and prepare the foundation. If you do not provide these services and need for the project GC to provide the foundation, please make that clear in your proposal. 7- Is there a certain light fixture you would like specified in which meets the night sky and color temperature requirements? Response: We don’t have a standard light fixture that we use for our park restrooms. We are happy to collaborate with the selected vendor to specify light fixtures. 8- Should we assume that the restroom will meet Colorado energy code since heat is merely for freeze protection as opposed to comfort? Response: Heat is to be provided to protect the structure and utilities from freezing. The restroom should comply with Colorado and City of Fort Collins energy code requirements. 9- Is it suitable to substitute cove heaters and an ERV system for freeze protection in place of a heat pump system? The combination of the ERV and cove heater is much more cost effective, both to purchase and maintain. Response: We would prefer to stay with the heat pump system that is outlined in the RFP. 10- Can you please clarify the line in the RFP that says, “Water delivery for flushing toilets, sinks, urinals and maintenance/cleaning.” Per your specifications this restroom will be connected to water, therefore not requiring water delivery. Response: A ¾-inch commercial water tap will provide a direct water line connection to the restroom facility. A water storage tank is not required, since a water line connection will be provided. Toilets, sinks and urinals should be connected to the water source so that they all operate with water.
