Box 1190 Fort Collins, CO. 80522 Re: East Mulberry Place Dear Mr. White, The City Staff has reviewed the above referenced proposal and offers the following comments: 1. A traffic impact study is needed to determine the impact of the site now and into the future regarding Master Street Plan Changes, (Timberline extension and changes to Summit View). 2. The locations and design of the open space areas do not maximize the opportunity of access or use by the residents of the site. Staff sug- gests the possibility of one large useable open space area with ameni- ties i.e. playground equipment, picnic table. 3. There is not adequate buffering between the differentland uses. The truck parking lot abuts right up to some residential lots and the south side of lot 4, on the commercial site, has minimal buffering. 4. The frontage road will be redesigned with the new Timberline. Road exten-, �+ sion. W� 5. Additional information is requested: Dimensions for; parking stalls, building setbacks, easement, cul-de-sac radii, island dimensions, center line radii, turning movement for trucks.
