College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentplanning This is a follow-up letter to my earlier correspondence dated January 21, 2017 in which the City of Fort Collins Planning Services Department expressed a strong desire for the proposed new King Soopers supermarket, located at the northwest corner of South College Avenue and Drake Road, to re-develop in a manner that would include a mixed- use component, specifically multi-family housing. It has come to our attention that efforts made to find a multi-family partner did not come to fruition, and King Soopers would now like to continue to proceed as a single-use development. Staff appreciates the consideration King Soopers has given to create a mixed-use project in the Midtown Corridor and we accept the fact that a multi-family housing component in conjunction with the proposed supermarket is not forthcoming. Accordingly, we look forward to the next re-submittal and round of review for a Project Development Plan that generally conforms to the original submittal of December 15, 2016 and responds to the Staff comment letter dated January 21, 2017. As we proceed through the development review process, Staff will continue to look for opportunities to work with King Soopers to create a project that, while featuring a single use, will be architecturally attractive, include pedestrian and bicycle amenities, provides for the Midtown Promenade and connects to the MAX Bus Rapid Transit System.
