College Avenue Fort Collins, CO 80522-0580 Re: The Courtyards at Miramont P.U.D., Second Filing - Final Dear Steve, In reference to your May 23, 1994 staff comments we offer the following responses: 1. O.K. 2. O.K. 3. O.K. 4. O.K. 5. O.K., These comments will be addressed on the Landscape Plans. 6. a. O. K. b. The sidewalk along Boardwalk will be constructed by others. C. O.K., these will be added to the engineering plans. d. O.K. 7. The intent of the 10' wide open space "breaks" was to provide a visual relief between the lots. It allows a switch from the '0' lot line side, thus breaking up a row of houses. The open space will be planted with the Turf I sod. 8. A temporary turn around will be constructed with the development of the first four phases, and Phase Five cannot be developed until the emergency access easement to Boardwalk is constructed. The access road will be gravel and will be barricaded. 9. The path around the pond will be 6' wide. A path connection to the park will be built when the park is built. 10. The Land Use Breakdown has been revised and Phase 1 has been labeled as the First Filing, not a part of this submittal. 11. Fencing Guidelines have been placed on the Site Plan. 12. Olt Courtyards at Miramont Page 2 13. A note has been added to the Site Plan stating that a future connection to OakRidge Drive will be through the Tennis Center. A note will also be added to the Cottages at Miramont P.U.D. plans. 14. The turf around the edge of the pond will be Kentucky Bluegrass sod. The sod will extend down the slope of the pond for several feet. This creates a "clean" look from the path. Please let us know if you have any further issues regarding this project.
