STATEMENT OF OWNERSHIP, SUBDIVISION, DEDICATION
Know all men by these presents: that the undersigned being owners of the following described
land:
DESCRIPTION
A tract of land located in the Northeast Quarter of Section 1, Township 6 North, Range 69
West of the 6th Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado;
including a replan of a portion of Tract A, Harmony Market P.U.D. Third Filing and being more
particularly described as follows:
Considering the East line of the said Northeast Quarter of said Section 1 as bearing, South
00°10'00" West, from a found number four rebar with yellow cap at the Northeast corner,
to a found rebar in a valve box at the East Quarter corner of said Section 1 and with all
bearings contain herein relative thereto:
Commencing at the Northeast corner of said Section 1; thence along said East line, South
00°10'00" West, 49.94 feet; thence North 89°50'00" West, 63.00 feet to the point on the
Southerly right-of-way line of Colorado State Highway No. 68 and the West right-of-way line
of Lemay Avenue; thence along said southerly right-of-way line North 46°21'21 " West,
24.52 feet;thence, South 89°45'15"West, 120.00 feet to the Northeast corner of said Tract.
A, said point being the POINT OF BEGINNING; thence along the East line of said Tract A,
South 00°14'45" East, 70.00 feet; thence along the South line of Tract B, Harmony Market
P.U.D. Third Filing, North 89°45'15" East, 102.29 feet; thence along the west line of said
Tract B and the west line of Tract C, Harmony Market P.U.D. Third Filing, South 00°10'00"
West, 268.91 feet; thence along the North line of said Tract C, North 89°50'00" West,
176.06 feet; thence along the Northeasterly line of Lot 1, Harmony Market P.U.D. Third Filing
the following 4 courses, North 00°00'00" West, 13.44 feet to a point on a curve concave
to the West, having a central angle of 48°01'10", a radius of 50.00 feet and the chord of
which bears North 24°00'35" West, 40.69 feet; thence along the arc of said curve 41.91
feet; thence, North 48°01'10" West, 23.03 feet to a point on a curve concave to the
Southwest, having a central angle of 20°37'54", a radius of 200.00 feet and the chord of
which bears North 58°20'07" West, 71.63 feet; thence along the arc of said curve 72.02
feet;thence,North 00°10'00" East, 233.62 feet to a point on the said Southerly right-of-way
line of Colorado State Highway No. 68; thence along said Southerly right-of-way line, North
89°45'15" East, 168.21 to the Point of Beginning.
