Box 580 Fort Collins, CO 80525 Dear Sir: In regard to #54-87F, Oak/Cottonwood Farm - Amended Overall Development Plan, I am asking that you to deny the request to convert 2.9 acres at the southwest corner of Harmony Road and Boardwalk Drive from retail/office to auto related and roadside commercial. The planner in charge of this project has told me me there is no current request for a P.U.D. on this property. While current policy permits auto-related uses at the intersections of arterials and collectors, the needs of an existing neighborhood adjacent to the property have not been addressed. The guidelines suggest that transitions and buffers for neighborhood protection from the negative impacts of commercial development are City concerns. If this is the case, arbitrarily increasing the disparity in uses between the neighborhood (Fairway Estates) and a proposed commercial use can only decrease the likelihood of an acceptable solution to the mismatch. The City has told our home owners association on a number of occasions in the past, that we would be protected from non-compatible commercial development between Boardwalk and our eastern boundary.
