Collins, CO 80525 June 16, 1992 Planning and Zoning Board 281 North College Avenue PO Box 580 Fort Collins, CO 80522-0580 ( Gentlemen: We are writing to react to the proposed development of Oak/Cottonwood Farm since we can 't be at the meeting June 22nd . We did attend the neighborhood meeting on April 29, and were very favorably impressed with the over-all development plan . However , we do have several concerns that center ❑n the proposed road south of Werner School . One concern is the small lots proposed (about 7500 sq . Ft . , as we recall ) which will be directly across Mail Creek Lane from a lot of over 19, 000 sq . ft . -- which seems to us a gross difference . When we asked why the lots were so small , the developer said that the traffic there would make them less desirable . It seems reasonable to suppose that this traffic would also make the properties on Mail Creek Lane less desirable . School traffic would be augmented by commuter traffic of Fossil Creek residents coming and going through Cottonwood Farm and vice versa . This increased traffic leads to another concern for safety of children in this already congested area . We hope you will look at the larger picture of traffic flow in the area, including the new development to the south -- it seems to us that a connection to Fossil Creek Boulevard would be preferable .
