RE: Arapahoe Farm Townhomes - Roof Materials
PROJECT #: 3820 (3820MEM3)
Our review - with the City Staff Committee designated by City Council - of the various
alternatives for roof materials considered for use on the Arapahoe Farm Townhomes, has
resulted in conclusions that may be summarized as follows:
REVIEW CRITERIA:
The committee agreed that the selected roof material should:
- Have a "Class A" UL fire rating;
- Have a long life guarantee;
- Require little maintenance;
- Be well adapted to the local climate;
- Be attractive, high quality, and similar in look to other roofs found in the
surrounding areas; and
- Complement the approved building architecture of the townhomes.
ALTERNATIVES REVIEWED:
1 . Wood (cedar shake) Shingles.
This alternative offers no fire rating, often requires more frequent
maintenance than other alternatives, is not environmentally responsible,
and is therefore unacceptable.
2. Wood-fiber Cement Shakes (Perma Tech).
This material looks "fake", has a fire rating of A or B, and is colored
through surface applied paint which - in this climate - forces frequent
maintenance. The committee found this alternative to be unacceptable.
3. Hybrid Wood-fiber Shingles (Woodruff).
This material is not rated by UL, tends to look "fake", is only available
in a light color that quickly bleaches to white. The limited color and lack
of a fire rating make this product unacceptable.
4. Low to Mid-range Asphalt Composition Shingles (under 300 lb.).
These materials meet the technical criteria listed above, but are not
perceived to be of the high quality desired.

5. Concrete Tile, Metal Roofs, or other Specialty Roof Materials.
The weight, expense, visual conflicts with the approved building
architecture, and/or lack of continuity with the surrounding areas make
these products unacceptable.
6. Fiberglass Laminated Shingles (Tamko "Heritage Premium Shadowline").
This product meets all the established criteria listed above (Class "A"
rating, 40 year guarantee, etc.), presents a deep shadow line (similar to
shakes), has a weight of approximately 350 lbs., and is readily available
in the desired medium to Oxford Grey color that will best complement
the other approved architectural materials for the townhomes. This
product (the same roof material that is being used on the New Mercer
Commons at the Centre for Advanced Technology) is therefore the
recommended alternative.
