Box 580 Fort Collins, CO 80522 Dear Ted; Attached are 5 sets of prints of the Final Site and Landscape Plans for The Gates at Woodridge PUD 2nd Filing, and The Overlook at Woodridge PUD 2nd Filing, indicating revisions made in response to Staff Comments. Specific responses regarding The Gates include: 1 . The location of the existing Fort Collins-Loveland District water line causes the intersection of Silvergate Road and Overlook Drive to be slightly off of 90 degrees. The intersection does meet the City standard that "Streets should intersect as near as possible to right angles. In no case shall the angle of intersection vary by more than 10 degrees from a right angle. " 2 . Required sight distance easements have been indicated as requested. 3 . A temporary turn-around to be constructed if Lot 3 is built upon has been noted as requested. 4 . Handicapped ramps have been added as requested. 5 . It is the applicant 's understanding that the construction of Harmony Road is to be handled according to the phasing plan established with the 1991 traffic study. Accordingly, Harmony will be constructed between Overlook Drive and Silvergate. Road with the filing that extends Silvergate to Harmony (from either direction) . 6. Fencing along rear lot lines of building lots adjacent to open space tracts over 60 ' in width (except along Harmony Road) is restricted to 4 ' in height. This requirement was also included with The Gates First Filing. 7. Landscaping planned for Tract A has been shifted away from the proposed storm sewer location. The grading - and therefore the trail and landscaping - of the drainage channel between Harmony Road and Seneca Street is scheduled to be completed with The Gates Third Filing. 8. The requested utility easement has been added. 10. The schools and park have been noted as requested. • Citn a o e urban design inc. Responses to comments regarding The Overlook 2nd Filing include: ' 11 . The emergency access will be vacated and re-dedicated as requested. 12. The requested ramps have been added. 13. The requested easement has been added. 14 . The existing fire hydrant will remain. 15. Curb, gutter, and walk will be extended to the back of Lot 7 . However, full width street improvements cannot be installed at this time due to the break in sewer service areas. 16. The schools and park have been noted as requested. Because The. Gates and The Overlook are being proposed and reviewed as two distinct plats, two development agreements should be provided. Ten sets of prints, a colored plan, and 8 1/2 X 11 reductions will be submitted by March 13, 1992; and Final Documents will be submitted by March 19th for the March 23, 1992 Planning and Zoning Board Meeting.
