As the Board heard testimony and debated the proposal, several of the conditions, as recommended by Staff, were revised and new conditions were added. The conditions of approval stand as follows: 1. The applicant shall submit to the Plans Examiner of the Building Inspection Division a set of plans, accompanied by evidence that the building exceed the City's adopted Model Energy Code. This plan check shall occur prior to final approval., 2. The applicant shall submit a landscaped phasing plan that indicates the offsite landscape improvements be tied to th? development of the conve- nience store. In addition, larger than minimum caliper trees should be provided along the frontage of LemayAvenue and Conifer S.treet� C�X+eC lc \ r( aX ea `tF , t iE y ' � �4.a 0•..� Z 8,n 3 The final utility plans"`slialleridicate a water line- designed to trrt- gate the offsite street trees along Conifer Street. The final site plan shall demonstrate reduced signage that would be more 'n character with existing residential character of the area. The applicant s all submit a detailed Traffic Impact Analysis determines the operation of the Conifer and Lemay intersection. Suchaa study would be reviewed for approval by -the City Traffic Engineer. The final phase of development shall include the landscaping of the `adjacent detention area as described on the landscape plan._44u,,, 7. The developer shall conduct a water quality analysis on the existing retention pond. This test would analyze four areas: -'r. 1. PH content A_tIr­.r 0_� 2. Heavy Metals (Group One) 3. Organics (benzene, toluene, xylene) 4. Oil and grease 8. The developer shall submit to the Poudre Valley Fire Authority the plans for the installation of the underground gasoline storage tanks prior to final P.U.D. approval. -,�, ,4� 9.
