The proposed site at the Northwest corner of the intersection of South College Avenue and West Harmony Road. The site is bordered on the North by Kensington Drive, the South by West Horsetooth Road, the East by South College Avenue, and on the West by South Mason Street. The proposed site has a gross area of 4.5156 acres and a net area of 4.4259 acres. The streets have been constructed around the site according to the Harmony P.U.D. utility plans on Kensington Drive, and by the Arbor Plaza utility plans on South Mason Street and West Horsetooth Road. College Avenue has been constructed, but this site will dedicate an additional 10 foot right—of—way to allow for a continuous turn lane. The existing topography slopes to the Southeast at approximately 1.8% grade. There is no offsite runoff onto the proposed site. Existing conditions of the site are bare ground and native grasses. It is our proposal to detain the 100 year storm water on site in the proposed parking areas. The capacity of these detention areas will be 33,470 cubic feet minimum. Maximum depth of detention will be 1.00 foot. The sites outlet will be into the existing 42 inch storm drain along the East side of the site and being the Mason Street Interceptor Line. Allowable flow into the line is 0.5 cfs per acre as predetermined by the City. Total allowable runoff for the site is 2.21 cfs. When constructed, this drainage design will meet the City of Fort Collins Specifications. If you have any questions or need any further information for this preliminary design, please let me know.
