A tract of land situate in the southeast quarter of Section 31,
Township 7 North, Range 68 West of the 6th P.M., Larimer County,
Colorado, which considering the south line of the southeast quarter
of said section 31 as bearing S89 42' 27"E, and with all bearings
contained herein relative thereto is contained within the boundary
lines which begin at the south quarter corner of said section 31 and
run thence S89 42' 27"E 1404.99 feet; thence N00 03' 54"E 98.41 feet
to the true point of beginning, which point lies on the north ROW
line of Harmony Road and the west ROW line of the Union Pacific
Railroad; thence N12 13' 08"E 841.28 feet; thence Sll 05' 26"E
880.71 feet to a point on the north ROW line of Harmony Road; thence
N84 33' 08"W 2.55 feet; thence N83 05' 23"W 347.45 feet to the point
of beginning.
