Box 580 Fort Collins, Colorado 80522 RE: Park South P.U.D./Master Plan #8-14 Dear Sherry, Further to my letter of June 9, 1988, I have the following additional comments: 8. Seasonal uses can be of up to a 3 to 4 months duration, i.e. Spring, Summer. This is in addition to the short spell 2-3 weekly uses of the above letter. 9. Indoor theatre's have been restored to the list, as a Retail use. 10. The landscaped setbacks have been increased in response to neighbors concern and city staff comments. One story to 20 feet setback, and two story to 25 feet setback. Please refer to revised Master Plan. In addition to the above, the Developer will install the 20 foot wide landscaped buffer along his western property line for a distance of 530 feet south from the R.O.W. line on Horsetooth, where it is adjacent to the duplexes in the Village of Fort Seasons. He proposes to install this at the time of his first phase development of the Single Family lots on Parcel "A", tieing the installation of the landscaping to the issuance of Building C.O.'s, subject to seasons. The Master Plan illistrates conceptual planting for this landscape buffer. As the developers representatives, we have met with neighbors from the Village at Four Seasons to listen to their concerns and to show them how they are being met at this, the Master Plan stage. However, as Master Plan Note 6 idicates or suggests, the proper place for the neighbors concerns to be addressed is at the time of the Planned Unit Development of individual parcels of land, when the specifics can be addressed and assessed under the City of Fort Collins Land Development Guidance System. land planning • architecture 2900 S.College, Avenue Fort Collins.
