The comments are offered informally by Staff to assist you in preparing the detailed components of the project application. Box 580 • 'Fort Collins, Colorado 80522 • (303) 221-6750 COPICEPTUAL REVIEW STAFF COMMENTS MEETING DATE: February 1, 1988 ITENI: Group Home for the Elderly APPLICANT: Roberta Allen, 205 Princeton Road, Fort Collins, CO 80525 LAND USE DATA: Request for a group home with a maximum of 5 elderly persons and I elderly caretaker. Located at =2607 Dunbar Avenue. I. The power requirements for the site should not exceed 200 amps. 2. If an existing room is turned into a bedroom the applicant will need a building permit and must comply with all building code requirements. You may want to talk to Debra Kaestncr, at 221-6760, to go over the building code. 3. Six or more individuals in a home falls under the "R-l" building code classification i.e. motels and apartments. Under this classification additional building code and fire code requirements must be met. 4. The City Parks and Recreation Department will be conducting a meeting to discuss a proposed park in the neighborhood and would encourage you to attend. The City is interested in finding out what amenities in the park, the group home would prefer. 5. If additions are made to the home, storm drainage will need to be evaluated. 6. The zoning of the property is R-L-P, Low Density Panned Residential Dis- trict, which allows three Q) re,sidents, excluding supervisors on a lot of 6,000 square feet. An additional 1,500 square feet of lot area is needed for each additional resident. 7. A neighborhood meeting is required. A map is attached indicating the area in which names need to be included. The list of names must be typed on mail- ing labels and should be submitted 3 three weeks prior to the neighborhood meeting.
