Sanders, Co. is a wholesale plumbing supply company based in Wheat Ridge, Colorado, with branch offices in Denver, Silverthorne, Basalt and Montrose. The company is proposing to develop a warehouse facility on a 2.7 acre site located west of the Weberg Furniture store along Fossil Boulevard. The proposal is for a 15,587 square foot building to house George T. Sanders Company, a 14,178 square foot speculative warehouse building, parking for 27 cars and a fenced storage yard. The applicant anticipates that there will be 3-5 employees at the George T. Sanders facility. The number of employees housed in the speculative building is unknown. The site slopes from the northwest corner to the southeast at an average slope of three per cent. Steeper grades occur at the southeast corner of the site where on -site detention is proposed. There is no significant vegetation on the site. Surrounding land uses include undeveloped property to the north, Weberg Furniture to the east, Mill Brothers Landscape Nursery to the south and the Burlington Northern railroad right of way located west of the property. The proposed project scores 58% on Point Chart D - Auto -Related and Roadside Commercial Uses, gaining points for not locating at the intersection of two arterial streets, for taking access from a non -arterial street, for being over two acres in size, and for being contiguous to existing urban development. Planning objectives for the property include: ■ Development of approximately 30,000 square feet of warehouse space. ■ Development of truck loading docks accessible to semi -trailer trucks. IN Development of parking area for 20-25 cars. ■ Development of attractive buildings that are architecturally compatible with each other. ■ Development of a well landscaped street frontage that presents a positive image to the neighborhood and community. l RIPLEY ASSOCIATES 0 9 Planning Objectives - George T. Preferential consideration shall be given to urban development proposals which are contiguous to existing development within the city limits or consistent with the phasing plan for the City's urban growth area 60. Industrial uses should locate near transportation facilities that offer the required access to the industry without creating demands that exceed the capacity of the existing transportation network. 61. Industrial development should locate where the proper sizing of facilities such as water, sewer and transportation has occurred or is planned.
