BUILDING PLANNING DEPARTMENT PROJECT NU;NIBER =92-88 WHEREAS. the applicant. Fort Collins Associates, has duly_ follo"ved the Cite procedure for the 1-P (Industrial Park) Site Plan Review as outlined in Section 29-401 and Section 29-513 of the City Code and has submitted their application for an I-P Site Plan Rcview for the following described property, to wit: A part of the Replat of Lots 13, 14, 15, 16, and 18 of Golden Meadows Business Park, according to the plat recorded July 10, 1979 in Rook 1968 at Page 190, a subdivision in the Cite of Fort Collins, County of Larimer. State of Colorado, described as follows: Lot 22 and Lot 21, except that portion of Lot 21 .which is westerly and southerly of a line parallel to, and 5' westerly and southerly of, the center line of the 50' Warren Lake outlet ditch easement. WHEREAS, the City Planning Department Staff processed the application req*iiest in accordance with Section 29-513 including the publication of legal notification in the local newspaper with daily, general circulation; and WHEREAS, the Assistant Director of Planning held a public hearing on Thursday, November 10, 1988, at 1:30 p.m. in the Planning Department Conference Room. New City Hall, for the purpose of reviewing the I-P Site Plan application and for the purpose of establishing a vested right under the provision of Article 68 ol' Title 24, C.R.S. NOW. THEREFORE, IT IS HEREBY DETERMINED BY THE ASSISTANT DIRECTOR OF PLANNING OF THE CITY OF FORT COLLINS THAT: The I-P Site Plan Review, known as the Golden Meadows Business Park -G.S.A. Building, be hereby approved, and as grounds, therefore, the Assistant Director of Planning does find the following facts to be true: A. The proposed uses (office and wareyard) are permitted uses in the Industrial Park Zone District. B.
