BEAUTIFUL SPACES. o: 970.224.5828 | w: ripleydesigninc.com RIPLEY DESIGN, INC. | 419 Canyon Avenue, Suite 200 | Fort Collins, CO 80521 Timber Lark PDP Existing Tree Removal Feasibility Letter 31 October 2021 This letter is intended to supplement the Mitigation Plan included in the Timber Lark PDP submittal. Many of the exiting trees on the Timber Lark site are of natural origin and consist primarily of cottonwoods and Russian olives. There is a large existing cottonwood tree located in the northwest portion of the site with a DBH of 65”. This cottonwood was designated as a special natural feature in the Environmental Characterization Study included with this submittal. Based on this, the site plan has been designed to save this tree by reducing lots and aligning proposed streets around the tree. As depicted on the mitigation plan, a total of forty-six (46) trees are to be removed. With the development of this site as a residential community, some of the existing trees must be removed. Factors such as street connectivity standards, re-grading the site to allow for adequate drainage, and the construction of new homes contribute to the reason for why these trees must be removed. In particular, the trees located along the northern boundary of the site will be in direct conflict with the 15’ drainage easement, where significant grading is required in order to match the existing grade of the Linden Park subdivision to the north. The following trees are proposed to be removed: Trees #1-#39 and #41-#47 (as associated with the Tree Mitigation List on the Tree Mitigation Plan). Tree # 1. A green ash in FAIR- condition to be removed due to a site development conflict with a proposed street and sidewalk which must align with the existing street network. 2. A cottonwood in FAIR- condition to be removed due to a site development conflict with the 15’ drainage easement where significant grading is required in order to match the existing grade of the Linden Park subdivision to the north. To mitigate for the removed trees which have been deemed to provide significant value by the City Forester, replacement trees will be provided at the increased size per Division 3.2.1 (F)(1) of the Fort Collins Land Use Code.
