current condition of this site includes an abandoned drainage ditch that is now piped underground. All the existing significant trees are located within this drainage ditch. Keeping
this ditch in place would make this site undevelopable & with regrading this ditch all the trees will be impacted. Appropriate mitigation for all the existing significant trees on site
