if the Noel Annexation is not completed prior to

A tract of land situate in the southeast quarter of Section 17,
Township 7 North, Range 69 West of the 6th P.M., Larimer
County, Colorado, which considering the east line of the said
southeast quarter of Section 17 as bearing N00 16' 51"E and
with all bearings contained herein relative thereto is
contained within the boundary lines which begin at the
southeast corner of said Section 17, the True Point of
Beginning, and runs thence S85 15' 48"W 30.12 feet along the
south line of said Section 17; thence N00 16' 51"E 1987.93 feet
along the west ROW line of Overland Trail; thence S85 06' 46"W
120.08 feet; thence N00 16' 51"E 50.00 feet; thence N85 06'
46"E 120.08 feet; thence N00 16' 51"E 186.10 feet; thence N85
06' 46"E 30.12 feet to a point on the east line of said Section
17; thence S00 16' 51"W 2224.11 feet to the Point of Beginning.
