NOTICE OF APPROVAL
NOTICE IS hereby given that, on
September 23, 1996, the City of
Fort Collins created a Vested
Property Right upon the following
described land:
GENERAL DESCRIPTION:
Troutman Office Park PUD, Pre-
liminary and Final, n21-89G, Con-
sisting of a request to approve
construction of 22,650 square
foot, three story office building on
b.8165 acres located on the
horthwest corner of Troutman
Parkway and JFK Parkway. This
building would contain ap-
proximately 18.000 square feet of
leasable floor area and would be
accessed by two existing curb
cuts which currently serve loading
and service areas of the Market
Place shopping center. The prop-
erty is zoned rmp - Medium Den-
sity Planned Residential with a
PUD condition.
LEGAL DESCRIPTION:
A tract of land located in the
Southwest Quarter of Section 36,
Township 7 North. Range 69
West of the 6th Principal Merid-
ian. City of Fort Collins. County of
Larimer, State of Colorado.

the Fort Collins Coloradoan; that the same is a daily newspaper of general circulation
and printed and published in the City of Fort Collins, in said county and state; that
the notice or advertisement, of which the annexed is a true copy, has been published
in said daily newspaper for

that the notice was published in the regular and entire issue of every number of said

newspaper duly qualified for publishing legal notices and -advertisements within the
meaning of the laws of the State of Colorado.
