A tract of land located in the Southwest quarter of Section 36,
Township 7 North, Range 69 West, of the 6th P.M. City of Fort
Collins, Larimer County, Colorado, being more particularly
described as follows:
Considering the West line of the said Southwest quarter of Section
36 as bearing South 00002/01/1 East and with all bearings contained
herein relative thereto:
Commencing at the West quarter corner of said Section 36; thence
along the said West line, South 0000210111 East 711.88; thence North
89057/59/1 East 672.54 feet to the intersection of the East line of
that certain tract of land as described in Book 1733 at Page 554
Records of the Clerk and Recorder of Larimer County with the North
right-of-way of Troutman Parkway, as dedicated at Reception No.
8601 2669 Records of the said Clerk and Recorder and to the TRUE
POINT OF BEGINNING of this description; thence along the said North
right-of-way, North 77034/09/1 East 224.64 feet; thence continuing
along the said right-of-way, 33.16 feet along a curve concave to
the Northwest having a central angle of 9500010011, a radius of
20.00 feet, the long chord of the said curve bears, North 30004/09/,
East 29.49 feet to the West right-of-way of J.F.K. Parkway, as
dedicated at the said Reception No. 8601 2669; thence along the
said West right-of-way, North 17025/51/1 West 135.65 feet to the
South line of that certain tract of land as described in Book 1369
at Page 157 Records of the said Clerk and Recorder; thence along
the said South line, North 85022/36/1 West -56.10 feet to the said
East line of the tract described in Book 1733 at Page 554; thence
along the said East line the following four (4) courses and
distances (1) South 65052'58" West 104.37 feet; (2) South 33025/48/,
West 86.27 feet; (3) South 12027/29/1 West 48.01; (4) South
18032/22/1 east 49.84 feet to the Point of Beginning.
Containing 0.8165 acres more or less.
