HomeMy WebLinkAboutARAPAHO BEND NATURAL AREA SUBDIVISION FOR PARKING LOT - BDR210009 - SUBMITTAL DOCUMENTS - ROUND 1 - PROJECT NARRATIVEArapaho Bend Subdivision – Project Information - This is a request for a minor subdivision to plat one 3.099-acre parking lotout of an existing 130-acre parcel and a right of way dedication. The City of Fort Collins owns the 130-acre parcel at Strauss Cabin Road and Harmony Road, parcel number: 8734300931 andis zoned POL – Public Open Lands in the City. The parcel makes up most of the Arapaho Bend Natural Area. The Natural Area was acquired in four transactions between 1994 and 2008.The 130-acre parcel is bounded by additional City property to the north and Horsetooth Road. To the west lies Strauss Cabin Road, additional Natural Areas land, several private residential properties and Larimer County’s Shields Pit. Harmony Road and I-25 bound the south and east sides of the 130-acre parcel respectively. The majority of the 130-acre property is undeveloped with the exception of a trail, a trailhead parking lot on the far north end and a pedestrian bridge. No utilities serve the site. Titlework for the property reveals severalencumbrances includingUnited States patents containing right of proprietor of a vein or lode. Per the title commitment, the oil, gas and other minerals appear to be intact on the property. The City of Fort Collins Natural Areas Department intends to construct a third parking lot on the Natural Area in the 3+ acre platted lot. The parking lot which is anticipated to be less than an acre in size will primarily serve the Natural Area, but it will also serve the Poudre River Trail. In 2021, when the Poudre Trail is connected under the I-25 Poudre River Bridge to the trail in Timnath, this parking lot will be highly needed. The plat includes a dedication of a 500’-long, 12’-wide Right of Way dedication along Strauss Cabin Road. No meetings for CR, PDR or neighborhood meetings have occurred. The property does not have a mailing address but generally lies in the 3600-4300 block of Strauss Cabin Road.
