In order to facilitate this hearing date, please note the schedule of deadlines: Revised plans, if necessary, are due March 7, 1990. PMT's, 10 prints, colored renderings are due March 19, 1990. Public hearing is on March 26, 1990. Staff is ready to assist you in gaining this preliminary approval. It is our understanding that the preliminary approval would be rather heavily conditioned due to the amount of engineering work required for final approval. I gained a sense from the neighborhood meeting that the stables could be made compatible with the appropriate landscaping and fencing. Most of the concerns related to the operational and management of the facility, particularly the daily hauling of waste material. One area of compromise that should be explored is reducing the number of stalls from 50 to around 20 to 25. The fact that most stables in the area cannot support 50 horses and the impression that 50 horses is a large number of animals may help the neighborhood compatibility issue. I would look for you to make contact with the neighborhood association as a follow up to the neighborhood meeting. This correspondence should be copied to the Planning Department. It would then be up to the association to formally respond to the Planning Department or the Planning and Zoning Board at the public hearing. Without this information exchange, your proposal becomes vulnerable as being unworkable with neighborhood issues. If your client is interested in pursuing other options with the property, the Staff is willing to place the P.U.D. request on hold for few months, or until Mr. Ferrie returns from Brazil. It is our intention to work with you to gain a preliminary approval or to explore other options as opportunities arise. In conclusion, please be aware that the Staff cannot take the Riverbend Stables P.U.D. to the Planning and Zoning Board with a favorable recommendation until there is further information exchange with the Countryside Neighborhood Association.
