We salvage h usable Parts from wrecked cars and disnose of the unusable bodies. All fluids: oil, gas, antifreeze and batteries are recycled. They are drained inside into containers and never drained on the ground. ,'e employ two auto dismantlers. Traffic for our business is minima__. There are some days when we don' t have any walk in business. A normal day is ten to fifteen customers. Most of our sales are done by telephone and we deliver a large amount of the Parts. tor the past four years we have rented a section of the Rorh- backer -property to store our cars. It was previously used for wrecked car dismantling and storage. The only planned difference in our business when we purchase the Rorhbacker property is the relocation of our offices and dis- mantling facilities to be located at 1400 East Magnolia Court. The other building at 1200 East Magnolia Court is presently occupied by Sines Concrete Construction. This will remain the same. Our existing AUTO SALVAGE sign will be used. This sign measures twenty one feet ten inches by two feet. C. r C U i i r'- c-47 t,n yfii as 1110 o STEWART&ASSOCIATES Consulting Engineers and Surveyors October 30, 1989 PRELIMINARY STORM DRAINAGE REPORT PROPOSED AUTO SALVAGE SITE 1200 BLOCK OF EAST MAGNOLIA The site consists of 3.6 acres located about 400 feet north of East Mulberry Street and about 600 feet west of Link Lane. The site presently has two metal buildings and a 250—foot long asphalt driveway extending to the west from East Magnolia Street. The remainder of the site is gravel and earthen surface. The most westerly of the two metal buildings is presently used by Sipes concrete, and a portion of the yard is used for storage of Sipes' equipment. This use will not be changed, and the storm drainage from this portion of the property will remain the same. The proposed Auto Salvage operation will occupy the easterly building on the site, and a portion of the yard will be used to store salvageable vehicles. The ground surface will not be changed from that which now exists, so the run—off quantity will not be changed. To prevent hazardous wastes from being washed into storm drainage systems, Mr. Wayne Specht, owner and operator of Auto Salvage, shall not allow fluids or greases from the vehicles to drain onto the ground. To further insure that wastes do not leave the site, it may be necessary to construct a small berm a few inches high around the area containing the vehicles. This would act as a settling basin. Since the proposed use of the site by Auto Salvage will not increase the quantity of storm drainage run—off, and the possible problem of hazardous waste run—off can be easily solved, there should be no risks or hazards to the public by this use. h/t � hi l l ip.P p Robinson, P.
