Swallow Rd. Parcel Number: 9726226073 Dear Owner, Records indicate you are the owner of the above referenced address. This letter is to inform you that an inspection of this property was performed on 9/18/2020 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Property Maintenance Code that need to be corrected: 1. Roof shingles have extreme deterioration and have curled. And are not in sound condition. Section 304.7 Roofs and Drainage. 304.7 Roofs and drainage. The roof and flashing shall be sound, tight and not have defects that admit rain. Roof drainage shall be adequate to prevent dampness or deterioration in the walls or interior portion of the structure. Roof drains, gutters and downspouts shall be maintained in sou_n_d condition and free from obstructions. Roof water shall not be discharged in a manner that creates a public nuisance. The above -mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. To comply with this notice, once a roofing permit has been issued this violation will be removed and you will have 180 days to get the roof inspected. 180 days is the amount of time the permit holder has to have the permit signed off. If you (owner or manager) desire to contest this notice and order to repair, you will need to contact the Chief Building Official. If the matter is unresolved you can request a hearing before the Building Review Board to contest this notice and order to repair, The (owner or manager) shall request a hearing, in writing, to the Chief Building Official within ten (10) days of mailing of the notice. Failure to timely file a request for such hearing shall be a waiver of the right to contest the assessment or order at any later date. You are required to schedule an inspection when the work is completed to verify that all the work was performed.
