This letter is to inform you that an inspection of this property was performed on 6/18/2020 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. There are several tripping hazards to the approach of the units in the sidewalks. These need to be ground replaced, ground down or tapered with new concrete. 2. It appears that the wall air conditioner has been removed from the unit. Why not replaced? Where the unit was, framing and new drywall has been added. Need to either replace the unit or properly finish the existing area with insulation, siding and paint. 3. Floor French drain appears to be not working correctly, backs up with water when it rains due to water table rising. Need to clean drain, add back flow preventer and proper floor drain cover. This needs to be done for all floor drains in the entire complex. Additionally, if any of the ground water has soaked into the walls of the unit's, `management shall mitigate through a licensed contractor the water damaged areas and verify the structure members are clear of damage and mold and replace all items that have been effected. 4. Replace damaged storage room door. 5. Need to clean all dryer vent. Need documentation that all dryer vents in complex has been cleaned. 6. Patch area around dryer vent in this unit. No through penetrations through walls and ceilings. 7. Add outlet covers that are missing 8. The flooring in this unit needs to be repaired or replaced. Several areas that are creating tripping hazards and sharp edges. 9. Tub surround, all caulking needs to be replaced and verify walls are not water damaged by a licensed contractor. 10. Install cover for DWV cleanout on wall. 11. Electrical for dishwasher is not installed in approve electrical box. 4 12. Appears to be debris under kitchen cabinets. Clean all debris from under kitchen cabinets and replace or reset all cove base in unit. 13. Clean doorbell box and replace missing cover. Verify doorbell works correctly. 14. Back sliding door does not lock, missing correct hardware. For security this door shall lock properly. 15. Need to have a licensed electrician verify all outlets are working properly. Verify outlets will hold a standard power cord. If a two -pronged power cord is plugged in and it does not seat properly that outlet shall be replaced. 16. GFCI protect all kitchen outlets and laundry room outlets. Needs to be readily accessible. 17. Verify smoke detectors are installed in each bedroom and need a carbon -monoxide detector with in 15 feet of bedrooms. 18. Need verification from chimney sweep that the flue for the fireplace has been inspected and cleaned. 19. Re -seal around toilet. 20. Seal hole penetrations in wall kitchen and bathroom cabinets. The above -mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. If you (owner or manager) desire to contest this notice and order to repair, you will need to contact the Chief Building Official. If the matter is unresolved you can request a hearing before the Building Review Board to contest this notice and order to repair, The (owner or manager) shall request a hearing, in writing, to the Chief Building Official within ten (10) days of mailing of the notice. Failure to timely file a request for such hearing shall be a waiver of the right to contest the assessment or order at any later date. You are required to schedule an inspection when the work is completed to verify that all the work was performed.
