Cleveland Ave. Suit D Fort Collins, CO 80537 /11 RE: 4501 Boardwalk Dr. Apt. H-71 and common laundry area, Fort Collins, Co 80525 Parcel Number: 9736440006 Dear Sean, Records indicate you are the Manager of the above referenced address. This letter is to inform you that a remote video inspection of this property was performed on 6/30/2020 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. Verify all gutters are clear from debris. Gutters overflowing when raining 2. Weather strip laundry room door. 3. GFCI all Laundry room outlets. 4. All openable windows shall have tight fitting screens. This also includes sliding glass door 5. Mechanical rooms shall not be used as storage. Remove all paint products and building products in this room. also need a clear path to electrical sub panel. 6. Appears to be a newer Rheem water heater installed. Last permit for a water heater was issued back in 2000. 7. Need to verify all dryer vents have been cleaned from lint. 8. GFCI protect outlets under kitchen sink. 9. Carpet gets wet at back sliding door after it rains. Need to pull back carpet, replace wet pad and verify there is no mold, on carpet and walls. Need to seal sliding door. 10. Drain in concrete floors front and back backs up with water. Need to clean drains and install back flow preventers. 11. Install privacy locks on bedroom and bathroom doors for security. 12. Sliding screen door needs to operate properly and have no gaps. 13. Sliding back glass door needs correct hardware to lock door when in closed position. Wrong door latch installed. 14. Ceiling in bathroom has water damage. Need to correct leak and repair ceiling with proper fire assembly. Verify no mold exists. 15. Reset all cove base coming off walls and cabinets. Install cove base in bathroom to protect walls. 4 4501 Boardwalk Dr Unit EI-71 pa. 2 16. Repair fire assembly walls in water heater closet due to water damage. This closet shall not be used as storage room. The above -mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. If you desire to speak with me or the Chief Building Official, please contact us with in ten days of this notice. We are willing to help you the owner or manager to understand our processes and the reasons behind the inspection results. You are required to schedule an inspection when the work is completed to verify that all the work was performed. Failure to comply with this request may result in a citation being issued.
