This letter is to inform you that an inspection of this property was performed on 8/8/2018 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. Front bottom step is broken and could cause tripping hazard. Need to repair step 2. Patch hole in front siding 3. Have pest control company treat exterior for wasps and hornets. Especially around mail box 4. Repair all holes in siding back of house and caulk corners 5. Repair cracks in ceiling and verify there is no structural damage in attic by license contractor 6. GFCI protect All kitchen outlets disposal, dishwasher, bathroom, laundry room and garage outlets. 7. Replace bath fan motor. Not working properly 8. Re -seal bathroom window and tub walls. Grout is missing 9. Repair drywall damage on bathroom walls 10. Re -caulk sink to counter and tub to floor 11. Verify all windows are not painted shut and that they all lock properly 12. Fix door handle for bedroom 13. Bedrooms need privacy locks 14. Records do not indicate that a permit was not pulled for the new subpanel need to apply for a permit. 15. Label sub panel A 16. Sub panel A is not readily accessible. It is behind dryer 17. Add switch for unit A stairs 18. Add handrail for unit A. has 4 risers 19. Add cover plate to junction box. 20. Garage; paint exterior, replace broken electrical conduit, add light in storage, put electrical conductors injunction boxes and repair siding that has come off garage. 21. Replace stones that are causing tripping hazards and in front of garage to the north repair sidewalk at gate. 430 Laporte Ave. main floor Po The above -mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. You are required to schedule an inspection when the work is completed to verify that all the work was performed. Failure to comply with this request may result in a citation being issued Note: received email from tenant on 8-13-18 stated she had several issues with the breakers this weekend.
