The residence is a ranch -style frame structure with brick exterior over a basement built in 1963. For the purpose of this report, the residence faces west. It is our understanding that one new 4'x4' egress window opening near the east end of the south wall and two new 6'x 4' window openings near the south end of the west wall of the basement are to be installed in accordance with Fort Collins Building Department requirements and the 2015 IRC building code. It is our opinion that removal of concrete and embedded reinforcing steel to accommodate the new windows will require structural enhancement. A steel angle frame should be bolted to the wall at the top and sill levels as shown in the attached sketch. The spaces between the angle and adjacent wall should be filled with non -shrink grout. The required loads in Fort Collins include a roof snow load of 30-psf, and ultimate wind load of 129-mph exposure `C'. The concrete foundation wall is considered adequate to support the structural loads after the window openings are installed. It is our understanding that one existing window opening near the west end of the south side and two existing window openings on the east side of the basement are to be modified to accommodate emergency egress from the basement in accordance with City of Fort Collins Building Department requirements. The bottoms of the existing openings are to be extended to a sill height on the order of 38 inches. The width of the openings will not be altered. The required loads in Fort Collins include a roof snow load of 30-psf, and ultimate wind load of 129-mph exposure "C". In our opinion, the foundation walls are considered adequate to support the structural loads after the window openings are modified. It is recommended that any existing cracks near the windows be routed and filled with Simpson ETI- LV or equal epoxy adhesive prior to cutting for the modified openings. Overcuts should also be filled with epoxy adhesive. The recommendations in this report are based on observable conditions. HOSKINS ENGINEERING, INC. does not accept any liability for unknown defects in the design or construction of the original structure at this site. It is recommended that the area adjacent the new window is bac1cfilled in thin lifts and compacted to minimize backfill settlement. The ground surface should be sloped to direct surface drainage away from the window and foundation. We trust this letter provided you with the information you required.
