Dear Mr. Gillen:
We have visually observed the perimeter drain being installed around the exterior perimeter of
the basement of the home under construction at the above referenced location. This observation
was performed on May 9, 2016.
The drain consists of 4" perforated drain pipe. It is placed around the basement exterior
perimeters and covered with approximately 8"-10" of %" or less pea gravel. It is our opinion
that the drain as installed should be an adequate means of draining out any rain, irrigation, or
ground water that may filtrate down to the basement elevation of the home.
The damp -proofing was observed to have been placed. It is our opinion that it was placed per
generally acceptable construction practices.

Re: Excavation Observation for Home at 4721 Withers Drive, Fort Collins, CO

Dear Mr. Gillen:
As requested, on April 21, 2016, we visually observed the excavation at the above referenced
location. The purpose of this observation was to verify that the subsurface conditions
encountered in the excavation are generally consistent with those outlined in the soils report
performed by CDS Engineering Corp., Project No. 16-7900. This letter is not intended to be a
summary of the soils report and does not meet the disclosure requirements of Colorado Senate
Bill 13, 6-6.5-101.
At the time of our observation, the excavation had been completed. The excavation revealed
light brown to brown silty sands and sandy clays to the depths excavated.
The subsurface conditions exposed in the excavation appeared to be generally consistent with
those described in the above referenced soils report, which recommends a continuous spread
footing and isolated pad type foundation system for these subsurface conditions. We also
recommend that an exterior, perimeter drain be constructed for this structure.

Re: Footing Observation at 4721 Withers Drive, Fort Collins, CO

Dear Mr. Gillen:
As requested, on April 25, 2016, we visually observed the footing sizes at the residence under
construction at the above referenced location.
It is our opinion that the footing sizes and widths were in general conformance with the
foundation plan, drawn by Crown Engineering, Ilc., Job No. 56-01-14-01, dated March 31, 2016.

Re: Wall Steel & Ufer Ground Rod Observation at 4721 Withers Drive, Fort Collins, CO

Dear Mr. Gillen:
We have visually observed the concrete foundation wall steel reinforcing placed in the forms at
the residence under construction at the above referenced location. The observation was
performed on May 3, 2016.
It is our opinion that the reinforcement was in general conformance with the foundation plan,
drawn by Crown Engineering, ]lc. project number 56-01-14-01, dated March 31, 2016.
A ufer ground rod was also observed to be in installed. The installation was observed during the
placement of the foundation wall steel and is in general compliance with ufer ground rod
installations.
