Records indicate you are the owner of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 10/24/2019 the purpose of
which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins,
(Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
1. There are no records for the garage being turned into a second dwelling. You shall cease and desist
immediately in renting out your garage as a second dwelling. You shall have a licensed general
contractor apply for an after the fact permit to bring second dwelling unit into compliance or return the
garage unit back into a full functioning garage.
2. In the crawl space the furnace is newer than 1991. There are no records of a permit being issued for the
newer furnace. A contractor shall obtain an after the fact permit for the furnace.
3. There is no permit for the air conditioner that is installed. You shall have a contractor obtain an after the
fact permit for the air conditioner.
4. There needs to be access for the water heater. If the water heater is new, you shall have a contractor
obtain an after the fact permit.
5. There is no access for the tenant to reset the breakers in the breaker panel.
6. On the approach to the front door the sidewalk and driveway have settled and are causing a tripping
hazard. This needs to be leveled or ground down.
7. Seal all siding around newly installed windows and doors.
8. Weather protect all rotting siding and where paint is pealing
9. Replace all water damaged soffit boards front and back of house. Repair fascia back side of house.
10. Need to install cover plate on switches at front door.
11. All bedroom windows shall have a clear opening of 5.0 square feet. As they are now there is only 3.28
square feet of clear opening.
12. All windows shall operate properly and shall have screens from April 1st through November 1st
13. Need to GFCI protect bathroom outlet and outlet left of range.
14. You shall have an electrician verify water line is bonded and needs to identify all GFCI outlets have
open ground.
15. Have an electrician correctly wire disposal.

16. All installed appliances shall work properly
17. Need proper cover for exterior outlet
18. Need to have proper drainage away from house. Need downspout extensions.
The above -mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of4this notice.
If you (owner or manager) desire a hearing before the Building Review Board to contest this notice and order to
repair, The (owner or manager) shall request a hearing, in writing, to the code official within ten (10) days of
mailing of the notice.
Failure to timely file a request for such hearing shall be a waiver of the right to contest the assessment or order
at any later date.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued
