Fort Collins, CO 80526 RE: 4437 Waterleaf Ct. Fort Collins, Co 80526 Parcel Number: 9735312034 Dear Sarah, Our records indicate you are the owner of the above referenced address. This letter is to inform you that an inspection of this property was performed on 9/28/2017 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: • Change direction of radon vent (damaging house) • Replace all damaged siding north side of house • Deck has several trip hazards need to repair • All exterior outlets on house need to be GFCI protected • Remove hornet nest top of gable north side of house • Repair back door screen • Spring garage door hinges • Service door to garage north side needs proper lock cannot have double sided key lock • Label sub panel • GFCI in garage not working • Screens on doors have large gaps • Outlet main bath wired wrong and kitchen outlet • GFCI protect master bath and laundry and disposal • Add combustion air to furnace and water heater room • Furnace and water heater need 30 inches clearance in front of units • Fix sub floor under bathroom rotted and appears to be moldy The above mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. 4437 Waterleaf Ct. Pa D Our records indicate there was never a permit pulled for the basement finish. You must pull an after the fact basement permit and bring the basement up to today's codes. The city is using the 2015 IRC. The basement permit will be separate from the rental housing requirements and the 30 day completion. You will have the normal 180 day completion time for the permit pulled. If you do not pull a permit within 30 days of this notice you could face penalties and fines of up to 2750.00 per day. You are required to schedule an inspection when the work is completed on the general maintenance items to verify that all the work was performed.
