The City of Fort Collins is responsible for enforcement of zoning ordinances and similar codes or ordinances
related to development in the city of Fort Collins
The above -referenced Property is located in the I (Industrial) zoning district The permitted uses in this zone
include heavy industrial uses, recycling facilities, storage yards (Section 4 28(B) of the Fort Collins Land Use
Code) The Property in question was developed in accordance with Colorado Iron and Metal second filing site
specific development plan Therefore the current use of the Property is a legal and approved use that is in
compliance with the current Zoning Code
At the time this project was approved we did not have a commercial or industrial parking requirement This
project was required to provide 0 spaces They proposed 52 spaces broken up into 2 phases
The improvements listed in phase one of the development plan have not been constructed and inspected as
of 6/14/17
In May 2016, a violation notice was sent to GTG Investments to complete the remaining phase 1
improvements, I have attached a site plan outlining these items As of 6/14/17 progress has been made but,
not completed and inspected
The property may be rebuilt in the current form in the event of a casualty
The approved site specific development plans can be obtained from the Cdys Technical Services Department
