This letter is to inform you that an inspection of this property was performed on 4/17/2017 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected
• Have roof inspected due to deterioration
• Replace mussing siding, fix fascia and gutters, replace all broken or nonfunctioning windows
• Install guards and handrail protection on all stairways Fix stairs, secure posts, address drainage issues
• Install smoke and carbon monoxide detectors through dwelling units
• Need to permit 2 furnaces and water heater, permit basement will need to contact State for removing
asbestos and have clean air report after construction to obtain Letter of Completion
• Reinstate perrrut on back storage building cover and install electrical cover and reside and paint
• Have electrician go through both units and bring up to code check all electrical that tenant disconnected
The above mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice
Unit 827 in its current condition should not be occupied
Furnace and water heater will be checked by a licensed contractor to make sure they are in good working order
The furnace company will also verify there is enough combustion air for both appliances We will need
verification in written form from the contractors
All electrical work will need to be done by a licensed electrician verified by letter

You are required to schedule an inspection when the work is completed to verify that all the work was
performed Failure to comply with this request may result in a citation being issued
