PLAN REVIEW COMMENT LETTER
Plan review for: The Slab
Project description: New Mixed Use Building — 3 stories, R2/B/S1 occ.
11. Date comments sent to applicant: 09/29/2016
1. The permit application indicates ComCheck energy compliance; however, the plans
reflect Prescriptive design. Please clarify.
2. Be advised that for Prescriptive compliance R49 attic insulation is required. The plans
indicate R38 batt insulation at system R2. This has been redlined to R49.
3. The minimum plumbing fixture requirements on page G0.1 mention an M occupancy.
Only R-2, S1, and B are indicated on the plans. Please clarify.
4. The code plan on G0.1 does not indicate any fire separation rating between the S1
storage and the corridor. A minimum 30 minute separation is required between S1 and
the corridor.
5. No code plans were provided for floors 2 and 3 and the mezzanine. Please submit code
plans showing the locations of fire separations.
6. The B occupancy areas are shown open to the corridors. The B occupancy area must be
separated from the corridor and R2 occupancy areas with a 30 minute fire partition with
20 minute rated openings.
7. GA assemblies WP1047 and WP7053 are proprietary assemblies which require the use
of specific, branded gypsum board. Please confirm that this is the intent.
8. On page A1.4, the unit demising wall between the efficiency units at the mezzanine
level doesn't line up with the demising wall below. Please clarify.
9. The type A units "A" and "D" indicate a stackable washer and dryer. A stackable
washer/dryer unit is unlikely to meet the requirements of ANSI A117.1 section 611
requiring the opening of front loading washer or dryer units to be no more than 36"
above the floor. Please provide clarification either by providing information on a
stackable unit that will comply or by revising the floor plan to show a standard side by
side configuration.
10. Please submit an engineer's evaluation of the existing foundation confirming that it is
structurally sound and suitable for this project as proposed.
11. Per 2012 IECC Fort Collins amended section C405.2.1.2.1; occupant sensor controls are
required in the enclosed stairwells. OS controls have been redlined onto the plans.
12. Please provide information on how whole dwelling ventilation will be provided. The
mechanical design indicates a low sone exhaust fan, but continuous operation is not
specified.
13. A standpipe system is required for this building; however, the system is not reflected
on the plans. Please provide more information.

understand that the multiple reviewing departments, other than Building Plan Review, WILL NOT be reviewing
my building permit submittal until the Final Plan of the development project has been recorded by the City and
Geographic Information Services (GIS) has completed and uploaded the appropriate data, parcel, and addressing
information into the building permit system. The uploading process to the building permit system may take 10 to
15 business days from date GIS is notified of recording. Once uploaded, additional reviewing departments will be
9ctivated.
