College Ave. - PO Box 580 Fort Collins, CO 80522 970.416.2740 970.224.6134 - fax fcgov. com/nbs NOTICE OF VIOLATION — ORDER TO CORRECT May 25, 2016 Ms. Tammra Johnson 1404 Parkwood Dr. Fort Collins, CO 80525 / Re: 416 Remington and 415 Mathews Parcel Number: 97123-31-013 / 97123-31-005 Dear Ms. Johnson, The Larimer County assessor's office lists you as the owner of the above referenced addresses. This letter shall serve notice that City inspections of these properties were recently performed, the purpose of which was to follow up on a citizen's complaint and to determine the condition of the buildings. The recent inspection identified the following: 416 Remington o The front of the house attic window is not boarded up, allowing animals and unauthorized individuals entry, properly secure this window. o Gutters are falling off the house and the front porch and ramp have deteriorated to a dangerous level. Remove the gutter and repair the porch. o The garage in the back yard is classified as dangerous. The structure of the roof has deteriorated to the point it is causing the bearing walls to bow outward causing a concern of collapse. You must either demo the garage structure or replace/repair the roof. A permit is required for removal or repair. o The City's files indicate that on 11/24/15 you were ordered to secure the property and to keep it secured from unlawful entry. This notice is considered your second notice to correct. 415 Mathews o There are several large branches and limbs on the back roof. They must be removed and any roof damage be repaired. o Several areas on the exterior portion of the house and out buildings need to be repaired and secured. o The north side of the garage needs to be re -enforced. These listed defects are considered violations of the International Property Maintenance Code Sections 302, 304 and as such, you are hereby ordered to complete all of the required corrections within 30 days of the date of this notice. I will perform a re -inspection at that time. Failure to comply with this Notice and Order will result in the City taking all legal actions needed to abate the violations, up to and including a summons to appear in Municipal Court where fines of up to $2750.00 per day can be assessed.
