Re: Revision of plans for the residence at`894 Watercourse Way,
Fort Collins
Dear Mr. Wilson:
On January 28, 2021, I reviewed the plans designed by our
firm signed 10/l/20 regarding a modification to the beam composed
of (2) 11-7/8" 2600 Fb laminated veneer lumber (LVL) members in
the north framing of the stairs. During construction, the LVL beam
was interrupted by a steel beam and placed on the outside of the
stair wall. This LVL beam supports a truss and needs supported.
Do this by installing (2) 2x10 blocking on top of the basement
wall top plate in the stair framing. Fastening the LVL to the 2x10
blocking with (6) 6" x 5/16" lag screws, placing (3) roughly 6"
on each side of the bearing truss spaced one at top, middle, and
bottom of the LVL. It is my professional opinion this modification
to the original plans designed by our firm will meet the codes
and loads set by the Larimer County Building Department.
