PER THE JANUARY 31, 2020 SITE VISIT, JESSE SCHLAM (CITY OF FORT COLLINS) AND JOSH McCARN (FRONTERRA)
ESTIMATED THAT THE TOTAL SITE AREA DISTURBED, DUE TO DISCING, WAS ROUGHLY 83,765 SQUARE FEET. OF THAT
DISTURBED AREA, IT WAS DETERMINED THAT 3%- 5% WAS EXPOSED TOPSOIL. CALCULATED AT 5%OF THE TOTAL
DISTURBED AREA (83,765 SF), THERE IS 4,189 SF OF EXPOSED TOPSOIL. AS THIS FALLS BELOW THE 10,000 SF MAXIMUM
THRESHOLD, AN ENGINEERED, EROSION CONTROL PLAN AND ESCROW WILL NOT BE REQUIRED. IN LIEU OF THE
EROSION CONTROL PLAN REQUIREMENT, THE CITY REQUIRES THE IMPLEMENTATION OF SEDIMENT CONTROL
MEASURES, IN THE FORM OF ROCK SOCKS/WATTLES AT ALL DRAIN AREA INLET AND SIDEWALK CHASE CURB CUT
LOCATIONS. ADDITIONALLY, ALL CONCRETE TRICKLE PANS SHALL BE SCRAPED PRIOR TO THE INSTALLATION OF
ROCKS SOCKS/WATTLES AND SCRAPED ONCE AGAIN AFTER THE NATIVE SEED HAS BEEN ESTABLISHED, BUT BEFORE

CONTROL MEASURE, AS IT PROVIDES COVERAGE FOR THE TOPSOIL PRIOR TO SEEDING. THESE SEDIMENT CONTROL

SHOULD THE CITY RECEIVE ANY COMPLAINTS THAT DRAIN INLETS AND/OR SIDEWALK CHASE CURB CUTS ARE NOT
FUNCTIONING PROPERLY DUE TO EROSION AND LACK OF MAINTENANCE, THEN AN ENGINEERED, EROSION CONTROL

EDGING AND A SUBSTANTIAL AMOUNT OF WATER AND FERTILIZER ARE CURRENTLY REQUIRED TO MAINTAIN THE LARGE, UNUSED
EXPANSES OF OPEN LAWN AT SIDEHILL. COMPRISED OF NATIVE SPECIES BUFFALOGRASS AND BLUE GRAMA, THE CONVERTED

EROSION CONTROL: PER THE JANUARY 31, 2020 SITE VISIT, JESSE SCHLAM (CITY OF FORT COLLINS) AND JOSH MCCARN
(FRONTERRA) ESTIMATED THAT THE TOTAL SITE AREA DISTURBED, DUE TO DISCING, WAS ROUGHLY 83,765 SQUARE FEET. OF THAT
DISTURBED AREA, IT WAS DETERMINED THAT 3%- 5% WAS EXPOSED TOPSOIL. CALCULATED AT 5%OF THE TOTAL DISTURBED AREA
(83,765 SF), THERE IS 4,189 SF OF EXPOSED TOPSOIL. AS THIS FALLS BELOW THE 10,000 SF MAXIMUM THRESHOLD, AN ENGINEERED,
EROSION CONTROL PLAN AND ESCROW WILL NOT BE REQUIRED. IN LIEU OF THE EROSION CONTROL PLAN REQUIREMENT, THE CITY
REQUIRES THE IMPLEMENTATION OF SEDIMENT CONTROL MEASURES, IN THE FORM OF ROCK SOCKS/WATTLES AT ALL DRAIN AREA
