CONSTRUCTION NOTES
1. Construction shall comply with 2009 International Building Code
plus 2010 city of Fort Collins amendments (perscriptive methods)
2. All Exterior walls are framed with 2x6 framing 24" O.C., interior
partitions framed with 2x4 framing 16" O.C.
3. All exterior sheathing will be 7/16 osb, except north wall and
common wall with laundry sheathed w/ 5/8 type x exterior grade
sheetrock. Lateral bracing provide by osb UON.
4. All glazing subject to human impact shall be safety glazed per 2009
IBC.
5. Soil report and Foundation Design by a licensed Colorado Soils
Engineer shall be on hand at time of footer inspection.
6. Vent clothes dryer, bath, exhaust fan and cooking equipment to
exterior as required.
7. Provide low resistance return air path to all closed rooms.
8. Provide exterior combustion air to all gas fired HVAC equipment.
9. All Lumber to be Hem fir Select #2 or better.
10. Smoke detectors & CO monitors shall receive their primary power
from the building wiring and shall be interlinked and equipped with a
battery back up.
11. Circuit in baths, laundry, kitchens and garages shall be GFI
protected.
12. All doors framed at 3 1/2" from nearest perp. wall where possible
UON.
13. Stucco exterior w/ exp. joints as req'd.

Property has a 3' rise in elevation across 190'
starting at the front (S. Sherwood). It is mostly
level north to south. In the rear, the paved alley is
